Lexington Home Prices Span Wide Range From Under $350,000 to Over $3 Million

LEXINGTON -- Twenty properties changed hands in Lexington between Aug. 21 and Sept. 19, with recorded prices ranging from $346,655 for a condominium unit to $3,320,000 for a home on Victory Garden Way, according to deed records from the South Middlesex Registry of Deeds.

MARKET OVERVIEW Prices were available for 14 of the 20 recorded sales; the remaining six had not yet been posted to the registry, which is typical when a sale price has not caught up to the deed filing. Among the 14 sales with recorded prices, the median sale price was $1,335,500. Twenty deeds recorded over roughly four weeks works out to close to one sale every day and a half during the period.

TOP SALES The highest-priced sale was 10 Victory Garden Way, which sold for $3,320,000 on Aug. 26. The sellers were Cheri L. Levitz and Michael L. Levitz, as trustees; the buyers were Naomi Y. Jiang and Miles R. Abel. 19 Douglas Road sold for $3,150,000 on Aug. 27. Alan McLaren and Anne McLaren sold the property to Sunil Bhatt and Neelima Panth. 17 Prospect Hill Road sold for $3,000,000 on Aug. 25. The seller was Lexington Development Realty Trust, with Robert S. Burge as trustee; the buyers were David James Aziz and Maelys Joy Amat. 6 Revolutionary Road sold for $2,435,000 on Aug. 26. The seller was the Damon M. Wirtanen Trust, with Damon M. Wirtanen as trustee; the buyers were James M. DeCristofaro and Alexandra E. DeCristofaro. A Lexington property whose street address was not specified in the deed record sold for $1,774,900 on Aug. 27. The seller was FK Partners Lexington LLC; the buyers were Robert M. Avallone and Jan Anderson Avallone.

NEIGHBORHOOD BREAKDOWN Lowell Street had two recorded sales: 281 Lowell St. sold for $1,125,000 on Aug. 28, and a unit at 661 Lowell St. sold for $840,000 the same day. By price tier among the 14 sales with recorded prices: one sale closed under $500,000 (a unit at 49 Courtyard Place, $346,655); two sold between $500,000 and $1 million; seven sold between $1 million and $2 million; and four sold above $2 million.

MARKET NOTES Four properties recorded during the period were transferred by their existing owners into revocable trusts in their own names, each without a listed price: 15 Drummer Boy Way, 5 Fiske Road, 80 Hill Street and 12 Hayward Avenue. Another property, 83 Fifer Lane, transferred from Leslie Knowles to Sophie C. Knowles, also without a recorded price. A commercial property at 7 Hartwell Avenue transferred from Hartwell LLC to Hartwell Owner LLC; no price has been recorded. The recorded sales included a mix of single-family homes and condominium units, among them 502 Massachusetts Ave. Unit 502, 661 Lowell St. Unit 16, 49 Courtyard Place Unit 49 and 93 Bedford St. Unit 105. Several sales involved LLC sellers or buyers, including Marrett Road LLC, Lowell Street LLC, Grassland St LLC and FK Partners Lexington LLC, which was the seller in two transactions during the period: the unspecified address for $1,774,900 and 93 Bedford St. Unit 105 for $1,259,900. Robert M. Avallone and Jan Avallone appear in the data on both sides of the market: deed records show them selling 21 Constitution Road for $1,281,000 on Aug. 25, then recorded as buyers of another Lexington property for $1,774,900 two days later, on Aug. 27.
