Newton Land Use Committee clears three zoning petitions 8-0 after sparring over "adverse impact" standards. Councilor Stephen Farrell argued it's unfair for the full City Council to reject projects over unit size or pricing issues never raised with developers, saying it would "make it really hard for me to want to be a developer in this city." The committee approved a two-family rebuild at 22-24 Mechanic Street with a floor area ratio of 0.68 where 0.53 is the maximum allowed, retaining walls totaling 7.1 feet at 696 Dedham Street, and a reduced four-unit development at 83 Lexington Street, down from five units, with parking cut from ten to eight stalls. Assistant Director Katie Wewell told the panel special permit fees were overhauled in 2024, replacing a roughly $350 flat charge with a $1,000 baseline plus $50 per 1,000 square feet of added floor area.
Councilor Sean Roach said of the Lexington Street unit reduction, "We are spending an awful lot of time... figuring out how to preserve and create homes of this size."
