Holliston Median Sale Price Reaches $762,000 in Late-Summer Deed Filings

HOLLISTON -- A newly built home on Bonney Drive sold for $1,649,900 in early September, the top recorded transaction in a four-week stretch that saw 19 properties change hands across Holliston. Prices have been recorded for just over half of those sales so far, with the rest typically appearing in registry records within about a week of closing.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 property transfers in Holliston between Aug. 21 and Sept. 19. Prices are available for 10 of those 19 sales. Among the priced transactions, sale prices ranged from $240,000 to $1,649,900, with a median of $762,000. Nineteen recorded transfers over four weeks reflects a steady pace of activity in town, though the raw count alone does not show whether that pace is faster or slower than prior periods.

TOP SALES 105 Bonney Dr. sold for $1,649,900 on Sept. 4. Oleary Builders Inc. was the seller; Casey and Julian Gressel were the buyers. 10 Winston Rd. sold for $1,147,500 on Sept. 9. John and Sherri Madondo were the sellers; Stefano Gabriele and Jenna Yaggy were the buyers. 361 Winter St. sold for $980,000 on Aug. 28. Jacob C. Rahmeier was the seller; the Levit Family Revocable Trust, with Lev Yureivich Levit as trustee, was the buyer. 23 Bonney Dr. sold for $836,000 on Aug. 26. Matthew and Mary Goodwill were the sellers; Michael and Melanie Manser were the buyers. 65 Briarcliff Ln. sold for $835,000 on Sept. 14. The Picozza Family Trust, with Alexander A. Picozza as trustee, was the seller; Peter and Chloe S. DiStefano were the buyers.

NEIGHBORHOOD BREAKDOWN Bonney Drive recorded two sales in the period: 105 Bonney Dr. at $1,649,900 and 23 Bonney Dr. at $836,000, the two highest-priced transactions of the month. Highland Street also had two transfers, at 198 Highland St. and 91 Highland St., both still awaiting recorded prices; the 91 Highland St. transfer moved the property into a trust held by the same sellers. Glen Ellen Boulevard likewise saw two transactions, a property at 124 Glen Ellen Blv. and a condominium unit at 65 Glen Ellen Blvd., Unit 205, neither yet priced. Among the remaining priced sales, three fell under $500,000: 40 Maple St. ($350,000), 0 Birch Rd. ($262,000) and a Holliston property recorded without a street address ($240,000). Five sold between $500,000 and $1 million: 50 Robert Rd. ($620,000), 100 Marilyn St. ($689,000), 65 Briarcliff Ln. ($835,000), 23 Bonney Dr. ($836,000) and 361 Winter St. ($980,000). MARKET NOTES Six of the 19 recorded transfers involved a seller and buyer sharing the same surname, or a seller moving property into a trust, including transfers on Washington Street, Highland Street, Adam Wheeler Lane, Union Street and Ashland Street; most of those have no price recorded yet. Two properties, 105 Bonney Dr. and 615 Mayflower Lndg., were sold directly by development companies, Oleary Builders Inc. and Mayflower Estates LLC, respectively, pointing to some new-construction activity in the period. The month's sales were predominantly single-family properties, with one condominium unit recorded at 65 Glen Ellen Blvd., Unit 205. Bedroom, bathroom and square-footage data were not available from the deed records for any property in this period.
