Framingham Planning Board Approves 541 Concord Street Site Plan With Traffic Conditions
FRAMINGHAM — May 21, 2026 — Framingham Planning Board unanimously approves 541 Concord Street site plan and opens zoning oversize-home debate. The board voted unanimously at its May 21 meeting to approve a site plan for a children's educational program at 541 Concord Street, conditioning approval on Harrison Street-only vehicle entry, a 12-foot one-way travel aisle, a do-not-enter sign on Concord Street, right-turn-only exit, and re-striping of the accessible van space to ADA compliance. The board then opened a public hearing on proposed amendments to the General Residence G district — including a proposed floor area ratio of 0.50 for one- and two-family homes — with Chair Ted Cosgrove stating flatly, "I think 0.5 is too high," and multiple members agreeing that the figure must account for the state's new as-of-right ADU law. The discussion was prompted by a recently built structure on Miller Street that reached 34 feet 10 inches on a 8,000-square-foot lot while complying with every current dimensional rule, drawing neighbor complaints. The hearing was continued to June 4, with a broader public-facing session planned for June 25 after planning staff compiles G-district lot-size and FAR data from city assessor records.
