Planning Board approves HealthPeak's 2,300-unit Alewife project

Cambridge Planning Board unanimously approves HealthPeak's 2,300-unit Alewife Quadrangle megaproject. The board voted 7-0 to grant a special permit for the mixed-use planned unit development, which includes more than 12 acres of open space, a $300 million infrastructure package and a long-sought pedestrian bridge over the MBTA rail line. Attorney James Rafferty read a letter from the MBTA general manager committing to a three-year study on the bridge and a possible urban rail stop, calling it "quite significant." Parking is set at 4,482 spaces, below the roughly 4,900-space zoning maximum, with mechanisms to cut it further to as low as 3,648 spaces.
Board member Mary Lidecker said the plan's open space "feels fragmented" and urged more trees over structures. The board also voted 7-0 to extend its decision-filing deadline to November 13.
