ACTON -- Nineteen property transfers were recorded in Acton between July 17 and Aug. 15, 2026, according to deeds filed with the South Middlesex Registry of Deeds. The priciest, a $1,657,500 sale on Dunton Lane, anchored a month in which four transactions topped $1 million.
MARKET OVERVIEW The registry recorded 19 sales during the period, 15 of which disclosed a sale price. Disclosed prices ranged from $267,000 to $1,657,500, with a median sale price of $805,000. The remaining four transactions, all involving family or living-trust parties, did not include a stated consideration amount. Based on the raw count alone, 19 recorded deeds in four weeks reflects a steady volume of transactions across a mix of single-family homes and condominium units; the dataset does not include prior-month figures for comparison.
TOP SALES The month's highest-priced sale was 2 Dunton Lane, which sold for $1,657,500 on July 21. The seller was listed as the Cooney Living Trust and Joseph J. Cooney, trustee; the buyers were Jane M. Karol and Howard Cooper.
16 Chestnut Street Unit 5 sold for $1,190,000 on July 23. The seller was Pennie I. Oake, trustee of the Pennie I. Oake Investment Trust; the buyers were Jonathon R. Climer and Mary Ann Baird Climer.
11 Bromfield Road sold for $1,045,000 on July 27. CVM Holdings LLC sold the property to Samaneh Pakniyat and Mojtaba Borhani.
4 Meadowbrook Road sold for $1,005,000 on July 22. The seller was Helen L. Sheth, trustee of the Hoplily Family Realty Trust; the buyers were Eric and Sara Hanson.
5 Westside Drive sold for $925,000 on July 23. Xiaolin Wu and Xiaoling Yang sold the property to Yusuf Hatim Nazami and Arva Shabbir Mamajiwala.
NEIGHBORHOOD BREAKDOWN Two streets each recorded two sales during the period. Simon Willard Road saw transfers at 33 Simon Willard Road ($815,000, July 23) and 22 Simon Willard Road (price not disclosed, July 20). Parker Street also recorded two condominium sales: 128 Parker Street Unit 2C ($512,000, July 24) and 118 Parker Street Unit 26 (price not disclosed, July 21).
By price tier among the 15 disclosed sales, two sold under $500,000: an Acton parcel at $267,000 and 30 Harris Street Unit 8 at $415,000.
