Disclosed Burlington Home Prices Span $650,000 to $1.55 Million in July

BURLINGTON -- Eighteen property transfers were recorded in Burlington during the four weeks ending Aug. 15, ranging from a $650,000 investment-property sale to a $1.55 million transaction on Shady Lane Drive. Most of the recorded deeds carried no disclosed sale price, a pattern typical of family and trust transfers rather than open-market sales.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded 18 Burlington property transfers between July 17 and Aug. 15. Of those, six listed a sale price, ranging from $650,000 to $1,550,000, with a median of $907,000 among the disclosed sales. The remaining 12 transfers listed no consideration amount, consistent with transfers into family trusts rather than third-party purchases. Based on the raw count alone, 18 recorded deeds in a four-week span represents a active volume of filings, though the high share of undisclosed-price transfers limits what can be said about overall market pricing.

TOP SALES

The highest-priced transaction was 8 Shady Lane Drive, which sold for $1,550,000 on July 20. David F. Metzdorf and Martha A. Metzdorf sold the property to Ryan M. Porter and Lauren A. Porter, as trustees.

3 Sumpter Road sold for $1,100,000 on July 20. The deed lists sellers Melissa Haase, as trustee, and the Ashden Haase Revocable Trust, with buyers Ashden Haase, as trustee, and Kevin J. Potter Jr.

225 Middlesex Turnpike Extension, Unit 109, sold for $1,024,000 on July 21. FK Partners Burlington LLC sold the unit to Bruno Couri de Souza and Liana Heitzmann Gabrielli.

3 Georgia Drive, Unit 23, Building 7, sold for $790,000 on July 22. Sheetal Salunke and Vishwas Ramesh Sawant sold the unit to Vivek Varshney.

3 Lowell Street sold for $725,000 on July 20. Keith Devine and James Mark Devine sold the property to Christopher Frederick Sharpe and Madeline Elyse Sharpe.

NEIGHBORHOOD BREAKDOWN

No single street accounted for more than one sale in the dataset, though two separate Woodside-named streets, Woodside Lane and Woodside Avenue, each recorded one transfer during the period. By price tier among the six disclosed sales: one transaction topped $1.5 million (Shady Lane Drive); two fell in the $1 million to $1.1 million range (Sumpter Road, Middlesex Turnpike Extension); and three fell under $1 million (Georgia Drive, Lowell Street, and Peach Orchard Road at $650,000). The remaining 12 transfers, spread across Wilmington Road, College Road, Sandy Brook Road, Skelton Road, Bedford Street, Mill Street, James Street, Harris Drive and Winn Street, carried no disclosed price.

MARKET NOTES

Eleven of the 18 recorded deeds involved a transfer from an individual or couple to a trust bearing the same family name, including transfers on Wilmington Road, Woodside Lane, College Road, Skelton Road, Bedford Street, Mill Street, James Street, Harris Drive and Winn Street. These trust transfers carried no disclosed sale price. The 34 Peach Orchard Road transfer, which sold for $650,000 on July 17, was a sale between two limited liability companies, First Landing Investments LLC and FQ Overlook LLC. Two of the six disclosed-price sales involved condominium units rather than single-family properties: 3 Georgia Drive, Unit 23, Building 7, and 225 Middlesex Turnpike Extension, Unit 109. Bedroom, bathroom and square-footage figures are not available from deed records and are not reported here.
