CONCORD -- Three properties traded above $2 million in a four-day stretch in mid-June, anchoring a month in which the median sale price among disclosed transactions reached $1,650,000.

Those 13 transactions ranged from $15,000 at 21 Hemlock St. to $3,112,000 at 107 Westford Rd., with a median sale price of $1,650,000. The five transactions without disclosed prices limit full market analysis; the figures below reflect only the 13 priced sales. The volume of 18 recorded transfers in a single month represents a moderately active period for a town of Concord's size, though the concentration of high-value sales skews the overall picture upward.

Hill. Close behind, 33 Everett St. changed hands for $2,999,000 on June 16, with Thomas Loewald buying from Amanda and Ian Nurse. Also on June 16, 69 Southfield Rd. sold for $2,750,000; Travis Chernak and Katharine Chernak acquired the property from Loraine L. Meenan and Loraine M. Cook. On June 12, 68 Grove St. sold for $2,200,000, with Bradley R. DeMarco and Emily L. Tato purchasing from the James D. Hawks III Trust and the Shelley Drake Hawks Trust. Rounding out the top five, 19 Whippoorwill Ln. sold for $2,125,000 on June 22; Courtney L. Sato and Francis Lee purchased from Brian Forsythe and Elaheh Jennifer Forsythe.

  • Four of the five highest-priced sales — Westford Rd., Everett St., Southfield Rd., and Grove St. — clustered in the upper tier above $2 million, accounting for more than $11 million in combined disclosed consideration during a five-day window from June 12 through June 18. The mid-range tier, between $1 million and $2 million, included four sales: 132 Williams Rd. at $1,940,000, 105 Lexington Rd. at $1,650,000, 552 Cambridge Tpk. at $1,081,000, and a Concord property without a street address on record at $1,095,000. Three sales fell below $1 million: 95 Hubbard St. Unit 95 at $820,000, 735 Lowell Rd. at $800,000, and 862 Strawberry Hill Rd. at $625,000.
