Boxborough Sale Prices Span Wide Range From $175,000 To $1.4 Million
BOXBOROUGH -- Seventeen properties changed hands in Boxborough between July 17 and August 15, with disclosed sale prices ranging from $175,000 for a Swanson Court condominium to $1,415,000 for a home on Barteau Lane.
MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Boxborough during the four-week period. Ten of those transactions disclosed a sale price, ranging from $175,000 to $1,415,000, with a median of $837,500. The other seven transfers listed no consideration amount. Recordings were not evenly spaced across the period: three deeds were recorded July 28, and two each were recorded August 14, August 13, August 7, August 5 and July 22, meaning the 17 transfers were logged on just 11 distinct dates.
TOP SALES 140 Barteau Lane sold for $1,415,000 on July 28, the highest recorded price of the period. Romil Garg and Meenakshi Garg, as trustees, sold the property to Reshma Ajri Hegde and Vikash Kumar.
1125 Burroughs Road sold for $1,200,000 on July 23. Ling Zhang and Zhu Mao sold the property to Prem Kumar Singh and Rosaland Leigh Jones.
20 Pine Pasture Run sold for $1,137,500 on August 14. Lisa M. Holt and Timothy D. Holt sold the property to Allen Chiu.
40 Bicentennial Way sold for $1,100,000 on August 13. Pamela W. Collins, as trustee of a family trust, sold the property to Michael Gould.
117 Summer Road sold for $950,000 on August 14. Linghua Wu and Guanlun Xu sold the property to Burak Kakillioglu and Emine Kakillioglu.
NEIGHBORHOOD BREAKDOWN Bicentennial Way was the only street with more than one recorded transfer: the $1,100,000 sale at 40 Bicentennial Way and an undisclosed-price transfer at 90 Bicentennial Way, in which Howard Lee and Reza Nia conveyed the property to themselves as trustees. Among the 10 sales with disclosed prices, four sold below $500,000 (Swanson Court, Massachusetts Avenue, Spencer Road and Hill Road), two sold between $500,000 and $1 million (Flagg Hill Road and Summer Road), and four sold above $1 million (Bicentennial Way, Pine Pasture Run, Burroughs Road and Barteau Lane).
MARKET NOTES Five of the 17 recorded transfers were for units carrying a unit designation in the deed address, consistent with condominiums: 773 Massachusetts Avenue Unit C9, 15 Spencer Road Unit 12, 182 Swanson Road Unit 315, 91 Stow Road Unit 2 and 42 Swanson Court Unit 22. The remaining 12 were recorded for properties without unit numbers. Six of the seven transfers that did not disclose a price show matching or overlapping names between seller and buyer, at 164 Waite Avenue, 91 Stow Road Unit 2, 90 Bicentennial Way, 182 Swanson Road Unit 315, 94 Houghton Lane and 68 Steele Lane, indicating transfers into trusts or among family members rather than open-market sales. The seventh undisclosed-price transfer, at 38 Saras Way, was a sale from Massachusetts Avenue LLC to the Town of Boxborough.
