BELMONT -- A Wellington Lane home that sold for $3.1 million led Belmont's recorded real estate activity for the period June 12 through July 11, 2026, with 10 of 18 recorded transfers carrying disclosed sale prices and a median of $1,662,500 among those transactions.

MARKET OVERVIEW

The South Middlesex Registry of Deeds shows 18 transfers recorded in Belmont during the period. Of those, 10 carried disclosed sale prices ranging from $649,000 to $3.1 million. The median sale price among those 10 priced transactions was $1,662,500. The remaining eight transfers carried no disclosed consideration. As detailed in the Market Notes section below, most of those eight reflect individuals conveying property into their own revocable living trusts rather than arm's-length sales. Ten priced transactions represents a moderate level of recorded market activity for a four-week window.

TOP SALES

The highest-priced recorded transaction was 21 Wellington Lane, which sold for $3.1 million on June 12. Stephen D. Weeks and Mary S. Weeks conveyed the property to Phillip Zikang Yao and Laura Crowley Yao.

208 Lewis Road sold for $2.15 million on June 16. Susan C. Bingham and the estate of Carolyn S. Bingham conveyed the property to Andrew Collard and Karrin Weisenthal.

70 Goden Street changed hands for $2.05 million on June 22, with Jonathan Entis and Martina Tanga selling to Giuseppe Cognetti and Alessandra Insogna.

56 Summit Road, Unit 5, recorded a sale price of $1,823,500 on June 12. Ralph T. Jones conveyed the unit to Laverne Annette Cerfolio and Timothy Patrick Butler.

46 Horace Road sold for $1,725,000 on June 16. Demetrios Zarkadas and Christine M. Zarkadas, as trustees, conveyed the property to Anna Isaacson and Samuel Lasser.
