Belmont Home Prices Top $1 Million in Nine of July's Recorded Sales

BELMONT -- Fifteen properties changed hands in Belmont between July 17 and Aug. 15, according to deeds recorded at the South Middlesex Registry of Deeds, with disclosed prices ranging from $161,000 to $2,225,000 and a median of $1,135,000.

MARKET OVERVIEW The registry recorded 15 property transfers in Belmont during the four-week period. Of those, 12 deeds listed a sale price; the other three, at 72 Drew Rd, 7 Glen Rd and 48 Simmons Ave, did not disclose consideration, which the registry's own data notes is common. Among the 12 disclosed sales, prices ranged from $161,000 to $2,225,000, with a median of $1,135,000. Nine of the 12 disclosed sales, or 75%, exceeded $1 million. Without a prior-month sales count for comparison, the raw total of 15 transactions does not by itself indicate whether the period ran above or below Belmont's typical pace.

TOP SALES The period's highest-priced transaction was 100 Village Hill Rd, which sold for $2,225,000 on July 17. Karapet and Ripsime Guyumdzhyan sold the property to Peter D. Carpenter and Susanne C. Carpenter, trustees. At 248 Slade St, Stella D. Bekarian, trustee of the Bekarian Nominee Trust, sold to Adam C. and Sharon K. Hogue for $2,000,000 on July 21. The Layzer family trust sold 42 Fairmont St to Xiaolong Yu and Haixia Shang for $1,984,000 on July 17. At 21 S. Cottage Rd. Unit 78, the Si Wang Living Trust sold to Arif Kassam and Tasneem Lalani for $1,950,000 on July 30. Rounding out the top five, 62 Shaw Rd sold for $1,540,000 on July 31, with sellers John and Carolyn A. Hoogendoorn, trustees, transferring the property to Julianne Giggie and Gregg E. Fowler.

NEIGHBORHOOD BREAKDOWN No street recorded more than one sale during the period, so the pattern that emerges is by price tier rather than location. One sale, 60 Claflin St at $161,000, fell under $500,000. Two sales, 28 Gilbert Rd Unit 28 at $675,000 and 342 Payson Rd at $700,000, fell in the $500,000-to-$1 million range. Nine sales exceeded $1 million, including a Belmont property recorded without a specific street address that sold for $1,050,000, up through the $2,225,000 sale at 100 Village Hill Rd. The remaining three sales, at 72 Drew Rd, 7 Glen Rd and 48 Simmons Ave, carried no disclosed price and so are not reflected in the tier breakdown.

MARKET NOTES Two of the 15 recorded transfers involved condominium units, at 21 S. Cottage Rd. Unit 78 and 28 Gilbert Rd Unit 28; the remaining addresses were recorded without unit designations. Bedroom, bathroom and square-footage figures are not part of deed records and were not available for any property in this period, so no price-per-square-foot comparison could be made. Several of the recorded deeds moved property among family members or into a trust rather than to an outside buyer, including at 60 Claflin St, 342 Payson Rd, 72 Drew Rd, 7 Glen Rd and 28 Gilbert Rd Unit 28; the registry data does not indicate a reason for these transfers.
