Ayer sale prices span $211,000 to $992,750 with $530,000 median

AYER -- Nineteen property transfers were recorded in Ayer between July 17 and Aug. 15, with sale prices ranging from $211,000 to $992,750 and a median of $530,000 among the 13 deeds that disclosed a price.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 19 Ayer transfers in the period. Of those, 13 included a disclosed consideration amount, ranging from $211,000 for a unit at 108 E Main St to $992,750 for a new-construction sale at 13 Gaskins Ln. The median sale price among disclosed transactions was $530,000. A count of 19 recorded deeds in roughly a month points to solid transaction activity for the town; no prior-period figures were provided for comparison. Six of the 19 transfers listed no sale price, which is common for deed records and does not necessarily indicate the transaction had no value.

TOP SALES The period's highest-priced sale was 13 Gaskins Ln, which sold for $992,750 on July 27. The seller was Ayer Development LLC and the buyer was Ian H. Pushee. Salvas sold 3 John Riley Rd to Emmie White and Scott Anneser for $830,000 on Aug. 5. Howard S. and Cidalia R. Keeley sold 32 Sandy Pond Rd to Jhonatan M. Silva Oliveira and Natiely Hoffmann Tonini Oliveira for $725,000 on July 17. Two sales tied for the next-highest price at $590,000: 606 Autumn Ridge Dr Unit 606, sold by Jeffrey P. and Neil P. Osullivan, as trustees, to Susan and Neil Malone on July 31; and 53 Willard St, sold by Charles and Janice Sortino to Nicole T. Mack and Michael Regan on July 17.

NEIGHBORHOOD BREAKDOWN Under $500,000: Six of the 13 disclosed sales fell in this tier, led by 108 E Main St Unit 10 at $211,000, 34 Partridge Run at $250,000, 14 Brook St at $341,000, an Ayer property without a listed street address at $400,000, 55 Littleton Rd Unit 14B at $402,000, and 18 Bates St Unit E at $453,000. $500,000 to $1 million: Seven disclosed sales landed here, including 16 Douglas Dr at $530,000 through the period's top sale at 13 Gaskins Ln. No disclosed sales exceeded $1 million. Autumn Ridge Drive saw two transfers in the period, at Unit 704 (price not disclosed) and Unit 606 ($590,000).
