Ayer Home Sale Prices Range From $265,000 To $565,000 This Period
AYER -- Fifteen residential and commercial property transfers were recorded at the South Middlesex Registry of Deeds for Ayer between Aug. 21 and Sept. 19. Sale prices had posted for six of those 15 transactions as of this report, with the remainder likely to appear in registry data within the coming days.
MARKET OVERVIEW
Of the 15 recorded transfers, six carried a sale price so far, ranging from $265,000 to $565,000. The median among those six priced sales is $368,000. With more than half of this period's transfers still showing no price, the current data offers only a partial read on the local market; a fuller picture should emerge as remaining figures post to the registry.
TOP SALES
The period's highest recorded sale was 49 E Main St., which sold for $565,000 on Aug. 21. Seller Todd R. Johnson transferred the property to buyer Kwame Addo.
55 Littleton Rd. Unit 1B sold for $405,000 on Aug. 26. Seller Suzanne Rochefort transferred the unit to buyer Kristin Crosswhite.

NEIGHBORHOOD BREAKDOWN
Littleton Road stands out as this period's most active address, with three separate units at 55 Littleton Rd. changing hands: Unit 23A ($400,000), Unit 1B ($405,000) and Unit 1C, for which no price has yet been recorded. All other sales this period were spread across individual streets with no other repeat addresses.
Among the six sales with recorded prices, two fell under $300,000 (a $265,000 sale at an Ayer address and the $299,000 sale at 7 Jackson St.), three fell between $300,000 and $500,000 (18 Westford Rd. These transfers account for much of the missing price data this period, since internal family transfers are less likely to carry a market sale price in registry records.
