Ashland Home Prices Hold in $700,000s as One Sale Tops $1.3 Million in June

ASHLAND -- A Fatima Drive property changed hands for $1,391,000 in June, the highest recorded sale price in Ashland's latest deed filings and more than $440,000 above the next-closest transaction. The month's 20 recorded deeds reflected a mix of arm's-length sales and intra-family trust transfers across a wide swath of the town.

  • Twenty deeds were recorded in Ashland between June 6 and July 5, 2026, though only 11 carried disclosed sale prices. Among those 11 transactions, prices ranged from $425,000 to $1,391,000, with a median of $765,000. The remaining nine transfers — nearly half the month's total — involved no stated consideration, a pattern consistent with trust conversions and estate reorganizations rather than open-market sales. The 11 priced transactions represent a modest volume for a full calendar month, though the spread from entry-level to top-end suggests activity across multiple price tiers.

  • The month's highest-priced transaction was 10 Fatima Dr., which sold June 18 for $1,391,000. Ian B. Dunn and Karen T. Dunn were the sellers; Hiren Thakkar and Friya Jamshedji were the buyers. 222 Oak St. changed hands June 11 for $950,000, with Carlene Ziegler selling to Eliane Nunes Gomes and Silvestre Teodoro Gomes. 38 Bay Colony Dr. sold June 15 for $915,000; Laura A. Jennett and John R. Mott conveyed the property to David and Jessica Callaghan. 12 Irene Cr. sold June 22 for $800,000, with David F. Jenkins and Anette L. Jenkins as trustees on the seller side and Brett and Annie Farrell as buyers. 44 Carriage House Path sold June 9 for $798,000; Denis Lafontaine and Shannon Tessier sold to Trung M. Vu and Van My Le.

  • Two sales occurred on Mulhall Dr. and Braeburn Ln., though only one on each street carried a disclosed price. 20 Mulhall Dr. sold for $760,000; 36 Braeburn Ln. Unit 6C was transferred to a realty trust with no price disclosed, indicating at least two transactions within the Braeburn Lane condominium community. Among priced sales, four transactions fell in the $700,000–$800,000 range (12 Irene Cr., 44 Carriage House Path, 22 Braeburn Ln. Unit 9C, and 20 Mulhall Dr.), forming the densest cluster of the month. Two sales cleared $900,000 (222 Oak St. and 38 Bay Colony Dr.), and one topped $1.3 million (10 Fatima Dr.). The lone sub-$500,000 sale was 28 Mulberry Ln., which sold for $425,000 to a limited liability company, One Saxonville LLC.

Unit sales — at Braeburn Lane, John Hancock Street, and Trailside Way — accounted for at least four of the 20 recorded deeds, suggesting condominiums represent a meaningful share of Ashland's recorded transfer activity for the period.
