Ashby Sale Prices Range Widely As Priciest Home Fetches $705,000

ASHBY -- Six properties changed hands in Ashby between July 17 and August 15, with disclosed sale prices ranging from $330,000 to $705,000 and a median of $604,500 among the four transactions that reported a price.

MARKET OVERVIEW

The South Middlesex Registry of Deeds recorded six property transfers in Ashby during the period. Four of the six listed a sale price; the other two, both apparent transfers between family members, did not disclose consideration. Among the priced sales, the range ran from $330,000 at 121 Wares Rd to $705,000 at 522 Greenville Rd, with a median of $604,500. Six recorded sales over a four-week stretch is a modest volume for a town the size of Ashby, and the raw count alone does not point to a particularly active or particularly slow period without a prior-period comparison.

522 Greenville Rd sold for $705,000 on August 13, the period's highest recorded price. Tracy A. Bitondo sold the property to Joseph Hadfield and Adrienne Frongillo.

191 Allen Rd sold for $634,000 on August 5. Jamie Baker sold the property to Travis and Allison Hilton.

544 South Rd sold for $575,000 on July 31. Eino S. Pernaa and Kim L. Anderson sold the property to Craig Lashua.

121 Wares Rd sold for $330,000 on August 6, the period's lowest disclosed price. David and Amanda McAvene sold the property to Nathan D. Buiwit.

NEIGHBORHOOD BREAKDOWN

No street in the dataset had more than one recorded sale, so transactions are grouped by price tier instead. One sale, 121 Wares Rd at $330,000, fell under $500,000. Three sales fell between $500,000 and $1 million: 544 South Rd ($575,000), 191 Allen Rd ($634,000) and 522 Greenville Rd ($705,000). No sale in the period was recorded above $1 million. Lahti as trustee on July 23. Both transfers share a surname between grantor and grantee, a pattern consistent with within-family or trust-related transfers; neither disclosed a sale price, which is typical for this type of transaction. Deed records for this period do not include property type, square footage or bedroom and bathroom counts, so no price-per-square-foot or property-type comparisons can be made.
