Ashby Home Sales Show Wide Price Spread From $200,000 To $580,000

ASHBY -- Six properties changed hands in Ashby between June 19 and July 18, according to deeds recorded at the South Middlesex Registry of Deeds, with disclosed sale prices ranging from $200,000 to $580,000.

MARKET OVERVIEW The registry recorded six property transfers in Ashby during the period. Of those, three deeds disclosed a sale price and three did not, which is typical for deed records and does not necessarily indicate anything unusual about those transactions. Among the three disclosed sales, prices ranged from $200,000 to $580,000, with a median of $500,000. Six recorded transfers is a modest count for a four-week span, and with half the deeds carrying no disclosed price, the data offers only a partial picture of dollar volume in town this period.

TOP SALES The highest-priced recorded sale was 75 Nash Rd, which sold for $580,000 on July 15. The sellers were David M. Amari and Shelley A. Amari; the buyers were Kyle and Sarah Joy.

14 Wright Rd sold for $500,000 on June 26. The seller was Simon Holdings LLC; the buyers were Ruth Lefrancois and Benjamin Kahare.

705 Richardson Rd sold for $200,000 on June 23. The sellers were Corrina Lussier and the estate of Linda Lee Allard; the buyer was Nicholas Raymond Bramhall.

The remaining three recorded transfers -- 291 West Rd, 165 Heywood Rd and 55 Whitney Rd -- did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN No two sales in the period shared a street name; the six recorded transfers were spread across six different streets in Ashby. By price tier among the disclosed sales: one transaction was under $500,000 (705 Richardson Rd, $200,000), and two fell between $500,000 and $1 million (14 Wright Rd, $500,000, and 75 Nash Rd, $580,000). No sale in the period exceeded $1 million. The three transfers without a disclosed price -- 291 West Rd, 165 Heywood Rd and 55 Whitney Rd -- cannot be placed into a price tier.

At 291 West Rd, James P. McCarthy Jr. and Cathy A. McCarthy transferred the property to James P. McCarthy Trustee and Cathy A. McCarthy Trustee. At 165 Heywood Rd, Colleen A. Burke transferred the property to herself and Mark A. Quartarone. At 55 Whitney Rd, Linda R. Gouldrup transferred the property to herself as trustee of a revocable trust. None of these three deeds disclosed a sale price.

Of the three disclosed sales, 705 Richardson Rd was the only one involving an estate, with the estate of Linda Lee Allard listed among the sellers. 14 Wright Rd was the only recorded transaction with a limited liability company, Simon Holdings LLC, as seller. Beds, baths and square footage were not available from the deed records for any of the six properties.
