Arlington Home Sales Cluster Above $1 Million in Late July

ARLINGTON -- Thirteen Arlington properties changed hands between July 17 and Aug. 15, according to newly recorded deeds from the South Middlesex Registry of Deeds. Among the eight sales with disclosed prices, six topped $1 million, led by a $1.73 million transaction involving the Amsden Street Realty Trust.

MARKET OVERVIEW

The registry recorded 13 property transfers during the period. Of those, eight disclosed a sale price, ranging from $390,000 to $1,733,000. The median sale price among disclosed transactions was $1,253,617. The remaining five transfers did not include a recorded consideration amount, which is common for deed filings and, in several cases here, coincides with transfers between family members or into trusts. A count of 13 recorded deeds over four weeks reflects the volume that occurred in this window; the dataset does not provide a prior-period or regional baseline to say whether that pace was unusually active or quiet.

The month's highest recorded sale was an Arlington property (street address not specified in the deed record) that sold for $1,733,000 on July 27. William K. Looney Jr., trustee, and the Amsden Street Realty Trust sold to Amanda Laws and Anna Taller. At 147 Charlton St., Harold C. Roberson III and Noreen D. Roberson sold to Lukas and Olga Bane for $1,710,000 on July 23. A property at 7 Park Avenue Ext. sold for $1,370,000 on July 22, with Ash Avenue LLC as seller and Christian Na as buyer. At 74 Rhinecliff St., Geetika Mathur and Mohit Mather sold to Kyle and Molly Elizabeth Neblett for $1,257,235 on July 24. And 268 Renfrew St. sold for $1,250,000 on July 24, with sellers Edwin S. Fields and Elizabeth L. Churchill and buyers Nelson and Michelle Chin.

No street in this period recorded more than one sale, so no single-street clustering pattern emerged. By price tier among the eight disclosed sales: one sale fell under $500,000 (a $390,000 condominium unit at 993 Massachusetts Ave.); one fell between $500,000 and $1 million ($860,000 at 136 Winchester Rd.); and six sold above $1 million, ranging from $1,100,000 at 77 Forest St. to $1,733,000. Adanalian. A fifth undisclosed-price transfer, at 143 Palmer St. Unit 2, involved a sale from individual owners to an entity, Palmer Street LLC.
