Pepperell Zoning Board reviews landscaping and civil plans for a 32-unit 40B project as traffic talk slips to summer. Chair Sean McAuliffe told residents a scheduling conflict kept both traffic engineers away, shifting the April 29 hearing to a civil engineering update and a landscape and lighting presentation from architect Nick Campanelli of MDLA Architecture. The board declined to remove Associate Member Heather Hampson from the case after a recusal request, citing a prior town counsel review.

Board 40B consultant Joe Pesnola told frustrated abutters the project's 10 affordable units, priced at $189,200 and $214,000, are offset by 22 market-rate units projected at $589,000 and $645,000. "Pollution, dirt bikes, kids, trash, you name it," said resident Dorothy Costa, questioning the project's impact on the surrounding 32 acres. No votes were taken; a full traffic review is expected in June or July.
