Natick Zoning Board approves six projects as new state law strips four others from its docket. Chair David Jackowitz told the board a July 9 amendment to MGL Chapter 40A, Section 6, signed by Gov. Maura Healey as part of the FY2027 budget, now lets residential projects nonconforming only in lot size, frontage, coverage or floor area proceed as of right, pulling 39 Beverly Street, 3 Bunker Lane, 32 Longfellow Road and 6 Concord Street from review.

The board approved 27/29 Forest Avenue 5-0 with conditions for ten-foot arborvitae and vinyl fencing after neighbor David Richardson said he was "comfortable supporting the project," approved a 43 Oak Street carport variance 5-0 under the law's newly loosened hardship standard, and split 4-1 on a nearly 37.5-foot rebuild at 10 Walcott Street after members questioned whether elevation drawings were to scale. Jackowitz said three of eight projects slated for August were already automatically pulled under the same law: "If you roll the dice, you live with the consequences."
