Pepperell conservation board approves four permits, defers Main Street project

Pepperell Conservation Commission approves four wetlands permits, delays 81 Main Street redevelopment to October. The board, chaired by Paul, unanimously cleared septic and single-family projects at 195 South Road and 10 Hillside Street and issued a negative determination for a 900-square-foot accessory dwelling unit at 9 Chase Avenue filed by resident Alan Machado. The largest item, a four-story mixed-use building at 81 Main Street presented by Kenneth Lania of Cornerstone Land Associates and wetland scientist Andrew Thiebaud of Goddard Consulting, was continued to October 6 after Commissioner Pat Rice said the developer's two-year invasive-species monitoring plan was "a drop in the bucket." The project must offset roughly 4,800 square feet of excess riverfront disturbance through invasive removal and a Vortechnics-equipped stormwater wetland.

Separately, commissioners flagged wetlands on 23 to 24 properties within a proposed UR District rezoning ahead of the November 7 Special Town Meeting.
