Littleton Planning Board continues King Street residential hearing, targets April 2 vote

LITTLETON — March 19, 2026 — Littleton Planning Board moves closer to approving a 318-unit apartment complex at 550 King Street, continuing its public hearing to April 2 pending a final stormwater peer review back-check. The board voted 4-0 to ratify Town Counsel's revised decision on the commercial mixed-use phase of the same King Street development, adjusting conditions on traffic mitigation, a Great Road sidewalk connection, and EV charging requirements. Developer Morgan Pierson of Lupoli Companies reiterated his team's commitment to fast-tracking 40 deeply affordable senior housing units off-site, likely to 410 Great Road, and said that an ideal senior housing project would contain roughly 70 units to achieve economies of scale. Matthew Nordhaus, representing the Littleton Affordable Housing Trust, read a trustee-approved statement calling the current tally of 13 affordable units out of more than 360 permitted "far short of the spirit and intent of the bylaw" and urged the board to require 10 percent affordability once the project reaches 30 percent of its total approved units. The board also heard an introductory presentation on parking and access improvements for the former IBM Building 200, and received a pre-application sketch for 146 Tahattawan Road, a 24-plus-acre lakefront parcel where the board told developer Mark Gallagher of Seal Harbor Development to refine proof plans before seeking bonus density under the Open Space Bylaw.
