Concord Historical Commission Preserves 1880 Farmhouse, Clears 1950 Ranch for Demolition

CARLISLE — May 14, 2026 — Concord Historical Commission splits unanimous votes on two demolition cases at May 14 meeting. The commission voted unanimously to deem a 1950 slab-on-grade ranch at 448 Sudbury Road not preferably preserved after applicant Keith Moritz documented structural failures including no perimeter footings, inward-slanting walls, buckling concrete floors, and extensive water damage in the home, originally built for $5,000 by Air Conditioned Homes, Inc. In the same session the commission voted unanimously to deem a circa-1880 farmhouse at 286 Shadyside Avenue preferably preserved, citing a historical assessment form tracing the property to Irish immigrants Michael and Bridget Murphy, who farmed roughly 90 acres in the area and appear on Concord maps as early as 1875. Commission member Lauren Meyer said the farmhouse "still conveys the architectural character" despite 2004-era renovations, while applicant Colby Wallace and architect Colin Cleland had argued modernization had stripped the structure of historic integrity. The commission also heard a presentation on a proposed Black Heritage Trail system of eight to 10 interpretive markers, with several members raising concerns about the proposed five-to-six-foot sign height ahead of a planned Historic Districts Commission presentation.
