Watertown June Home Sales Post $900,000 Median as Prices Span Wide Range
WATERTOWN -- A Columbia Street sale at $1,900,000 set the high-water mark for Watertown's June recording period, as nine of 13 deeds carried disclosed prices and the median landed at $900,000.
- MARKET OVERVIEW
- Thirteen deeds were recorded from May 31 through June 29, with nine transactions carrying disclosed sale prices. Those nine ranged from $695,000 to $1,900,000, producing a median sale price of $900,000. Four transfers had no disclosed consideration. The month's volume — 13 recorded deeds across roughly four weeks — reflects a moderately active period for a small city market.
- TOP SALES
- The highest recorded sale of the period was 23 Columbia St., which changed hands June 9 for $1,900,000. Sellers Christopher Ahlberg and Asa Aulin Ahlberg conveyed the property to buyers Mina Para and Abigail Giancola. At 58 Ralph St., Thomas P. Shortt and Kimberly A. Costa sold to Tara Conklin and Paul Anskat for $1,175,000 on June 11. One day earlier, 27 Gilbert St. sold for $1,150,000; sellers Guild for Human Services Inc. and Protestant Guild for the Blind Inc. conveyed the property to Gilbert Street CF LLC. A fourth-ranked sale at an address not specified in the deed data recorded at $950,000 on June 10, with Jonathan and Robin Pizzi selling to Matthew T. and Colleen S. Nicholson.
- NEIGHBORHOOD BREAKDOWN
- Two of the top four sales by price clustered in the $1.1 million-to-$1.9 million range on Ralph and Columbia streets in the interior of the city. Two unit sales on Bradford Road and Forest Street — both condominium-style transfers — came in at the lower end of the disclosed-price range, at $695,000 and $715,000 respectively. The mid-tier, between $800,000 and $950,000, accounted for three sales: 11 Barbara Ter. ($900,000), 12 Chandler St. ($850,000), and the undisclosed-address Nicholson purchase ($950,000). One Pleasant Street unit sale at $737,500 fell between the condo tier and the mid-tier cluster. No street recorded more than one arms-length sale with a disclosed price.
- MARKET NOTES
- Of the four deeds without disclosed consideration, three show patterns consistent with intra-family or trust transfers: at 40 Bigelow Ave. Unit 24, Sarkis Gennetian conveyed to himself and Lisa Anoush Gennetian as trustees; at 25 Marion Rd., Jeremy A. Green and Yvonne M. Adams conveyed to themselves as trustees; and at 67 Pierce Rd., Haig Sarian conveyed to Nicole Sarian Wolfe. The fourth undisclosed transfer, 303 Mt. Auburn St. from Belmont Wild Acre LLC to Wild Acre Holdings LLC, involves related entity names but no price was recorded. The data set includes at least one institutional seller — the Guild for Human Services/Protestant Guild for the Blind pairing on Gilbert Street — and one LLC buyer on the same transaction, suggesting a mix of investor and owner-occupant activity this period. Unit sales (586 Pleasant St., 83 Bradford Rd., 69 Forest St., and 40 Bigelow Ave.) accounted for four of the 13 deeds, pointing to a meaningful condominium component in June's recorded activity.
