SUDBURY -- A $2.2 million sale on Boston Post Road led a busy June recording period in Sudbury, with 11 of 19 recorded deeds carrying disclosed prices and a median sale price of $1,361,000 among those transactions.

MARKET OVERVIEW Nineteen deeds were recorded in Sudbury between May 31 and June 29, 2026, with sale prices disclosed on 11 of those transfers. Among the 11 priced sales, the range ran from $570,000 to $2,200,000, and the median landed at $1,361,000. The eight transactions without disclosed prices — several of which appear to be trust transfers involving the same individuals — bring the true volume count to 19, making this an active recording period by raw deed count.

TOP SALES The month's highest transaction was 348 Boston Post Rd., which sold June 1 for $2,200,000; RMB Corp. conveyed the property to Sajid Bhatti. Close behind, 40 Widow Rites Ln. changed hands June 1 for $1,850,000, with Jon Brendan Napier as seller and Jon B. Napier and Haiying Tu as buyers. The third-highest sale was 67 Hopestill Brown Rd., which fetched $1,775,000 on June 10, conveyed by Jeremiah J. Ambrose and Kristen C. Ambrose, trustees, to Joseph S. and Robyn Rusckowski. Rounding out the top tier, 3 Antique Cir. sold June 10 for $1,680,000 — Gregory D. and Kerry Jacobi Veitch were the sellers, Kevin and Rebecca Scanlan the buyers — and 25 Poplar St. recorded June 3 at $1,499,000, from Stephen H. Ostrowski to Jeromy and Lisa Lyman.

NEIGHBORHOOD BREAKDOWN Boston Post Road produced two disclosed-price transactions this period: 348 Boston Post Rd. at $2,200,000 and 136 Boston Post Rd. at $1,000,000, together accounting for the widest price spread on a single corridor. Maynard Road also saw two recordings — 71 Maynard Rd. and 55 Maynard Farm Rd. — though only the latter carried a disclosed price ($1,361,000); the Maynard Road transfer appears to be a trust conveyance with no consideration stated. Among the five sales priced above $1.5 million, four recorded on June 1 or June 10, suggesting a concentration of high-end closings at the start and middle of the month. Three sales fell in the $800,000–$1,200,000 range (50 Stock Farm Rd. at $1,200,000, 42 Pinewood Ave. at $865,000, and 31 Robbins Rd. at $800,000), and one sale — 22 Franklin Pl. at $570,000 — stood alone below $600,000.
