  • MARKET OVERVIEW
  • Twenty deeds were recorded in Stoneham between May 31 and June 29, 2026, making it an active month by raw count. Of those, 15 carried disclosed sale prices ranging from $251,000 to $1,710,409. The median sale price among disclosed transactions was $679,900. Five transfers carried no consideration amount and are noted as price not disclosed; several of those appear to be intra-family or trust conveyances. The 15-sale disclosed sample is sufficient for meaningful analysis.
  • TOP SALES

At 106 Elm St., a trustee sale closed June 15 at $1,130,000; sellers Fredrick E. and Priscilla M. Gottwald, acting as trustees, conveyed the property to Jonathan Lassone and Allyson M. Schumacher. A condominium unit at 42 Pleasant St., Unit 14, sold June 12 for $845,000, with James B. Holt II and Linda M. Holt transferring the property to Matteo Buttigieg and Genevieve Parent Buttigieg. The June 3 sale of 12 Broadway closed at $863,000, with Devon Beck and Megan P. Cavanaugh purchasing from Angelika C. Paul and Joshua J. Downer. Rounding out the top five, 3 Theresa Road sold June 12 for $970,000; the buyer of record is the Aida C. Bairos Investment Trust.
  • NEIGHBORHOOD BREAKDOWN
  • Franklin Street produced two sales during the period: Unit 2 at 177 Franklin St. sold for $328,000 and Unit 3 at the same address sold for $251,000, both closing June 4 and both acquired by corporate buyers. The $251,000 Unit 3 sale represents the lowest disclosed price in the dataset. At the upper end of the market, four sales exceeded $900,000 — Isola Lane, Elm Street, Theresa Road, and Broadway — suggesting continued demand for higher-priced properties. The middle tier, between $500,000 and $900,000, accounted for six disclosed sales: Pond Street ($745,000), Pleasant Street Unit 14 ($845,000), Broadway ($863,000), Larson Lane ($900,000), Park Street Unit B4 ($679,900), and Pearl Street ($675,000). Three sales fell below $500,000: Franklin Street units ($251,000 and $328,000) and Raymond Road ($565,000, just above the midpoint of the broader under-$600K cluster), along with Pine Street Unit 3 ($480,000) and a sale recorded without a street address ($389,025).
  • MARKET NOTES
  • Five of the 20 transfers — 19 Cherry Ave., 9 Valley Road, 32 Forest St., 6 Rafferty Road, and 34 Curve Road — show grantors and grantees with the same or closely related names, a pattern consistent with transfers into revocable trusts or between family members. These are recorded as price not disclosed. The dataset includes a mix of property types: at least three condominium units (42 Pleasant St. Unit 14, 224 Park St. Unit B4, 2 Pine St. Unit 3, and both Franklin Street units), at least one apparent new construction (12 Isola Lane, sold by a development LLC), and what appear to be single-family homes across the remaining addresses. Two Franklin Street units were acquired by corporate entities; 13 Pearl St. was purchased by Pearl Stree LLC; 17 Franklin St. was purchased by Lowell LLC — indicating investor activity at the lower end of the price spectrum. One entry in the dataset lacked a street address, recorded at $389,025; it is included in aggregate calculations but cannot be placed geographically.
