Sudbury Housing Trust adopts home acquisition protocol, hires buyer's broker

Housing Trust · Meeting of April 9, 2026

Sudbury Housing Trust adopts acquisition protocol and hires a buyer's broker as spring market opens. The trust voted unanimously April 9 to adopt a Home Preservation Process, enter an exclusive buyer's agency agreement with broker Mike Hunter at a 2 percent commission through April 2027, and authorize up to $1,200 per home inspection. Chair Carmen Gentile said the package lets the trust move quickly on modest properties that otherwise "go quick regardless of the condition" to teardown buyers, according to staff.

Member Janie Dretler, also a Select Board member, secured language changes removing references to an "evaluation team" to avoid open meeting law concerns; member Kay Bell opposed the process, citing separate open government guidance. The trust also voted to participate in Sudbury Pride Day on June 14 at Curtis Middle School, deferring a sponsorship decision against its $2,000 outreach budget to May.
