STOW -- The local residential market posted a median sale price of $980,000 on 12 disclosed transactions during a five-week stretch from early June through early July 2026, with three sales clearing the $1.2 million mark and the period's top deal reaching $1,625,000.

  • Seventeen deeds were recorded between June 6 and July 5, 2026, with sale prices disclosed on 12 of those transactions. Among the 12 priced sales, the range ran from $544,000 at the low end to $1,625,000 at the top, producing a median of $980,000. Five transfers carried no disclosed consideration; several of those follow a pattern consistent with intra-family or trust-related conveyances. The 17-transaction count represents a moderately active single month for a town of Stow's size.

  • The highest-priced transaction of the period was 2 Marlboro Rd., which sold June 29 for $1,625,000. Charles S. Bell and Leslie A. Bell were the sellers; Halcott G. Grant was the buyer. Close behind, 156 Maple St. changed hands the same day for $1,260,000, with Andrew G. Sanfilippo selling to Harry S. Raphael and Patricia M. Raphael. At 42 Trefry Ln., Carl C. Beck and Melissa Beck sold to Logan D. Wiest and Hannah K. Wiest on July 1 for $1,245,000. The fourth-highest disclosed sale was 103 Peabody Dr., which fetched $1,090,000 on June 22, with Trevor Baker and Colleen Baker selling to Kristin Cataquet and Carlos Enrique Cataquet. Rounding out the top five, 165 Gleasondale Rd. sold June 9 for $1,025,000, with Anna Maria Chapman and John A. Chapman as sellers and Richard Joseph Treanor and Umanga Shah Treanor as buyers.

  • No single street accounted for more than one priced sale, so a price-tier breakdown best reflects the period's distribution. Four sales fell above $1 million, led by the Marlboro Road and Maple Street transactions. Five sales landed in the $900,000-to-$999,999 range — 10 Wildwood Rd. at $960,000, 280 W. Acton Rd. at $957,000, 166 Red Acre Rd. at $926,000, and 110 Whitman St. at $905,000 — making that bracket the most densely populated tier of the period.
