Stoneham Median Home Price Holds Near $725,000 Amid Strong Late-Spring Sales
STONEHAM -- A newly built development on Isola Lane powered the top two sales of the late-spring period, with both transactions exceeding $1.5 million and accounting for more than $3.2 million in combined volume. Fourteen of 20 recorded transfers carried disclosed prices, placing the median at $724,950 for the period running May 28 through June 26.
- MARKET OVERVIEW
- Twenty deeds were recorded during the period, with 14 carrying disclosed sale prices ranging from $251,000 to $1,710,409. The median sale price among those 14 transactions was $724,950. Six transfers did not include a disclosed consideration amount, a common occurrence in deed records, particularly for intra-family and trust conveyances. With 20 total recordings across roughly four weeks, transaction volume was moderately active for a single-town market of Stoneham's size.
- TOP SALES
- The highest recorded price of the period was $1,710,409 for 12 Isola Lane, sold June 12 by Stoneham Heights LLC to Mark Douglas Maddox and Candace Diane Maddox. The second-highest transaction also originated from the same Isola Lane development: 3 Isola Lane sold May 29 for $1,552,573, with Stoneham Heights LLC conveying the property to Thomas Ubich and Ana Isabel Sordo Fernandez. Third on the list was 12 Broadway, which sold June 3 for $863,000; sellers Angelika C. Paul and Joshua J. Downer conveyed the property to Devon Beck and Megan P. Cavanaugh. The unit at 42 Pleasant St., Unit 14, followed at $845,000, transferred June 12 from James B. Holt II and Linda M. Holt to Matteo Buttigieg and Genevieve Parent Buttigieg. Rounding out the top five, 9 Larson Lane sold June 4 for $900,000 from James L. Brennan and Marybeth M. Brennan to Yvette Brennan and Sean Brennan.
- NEIGHBORHOOD BREAKDOWN
- Isola Lane stood out as the period's most notable street cluster, with two sales totaling more than $3.26 million — both from the same seller, Stoneham Heights LLC, suggesting an active new or recently developed residential project. Franklin Street contributed two transactions at opposite ends of the price spectrum: Unit 3 at 177 Franklin St. sold for $251,000, and Unit 2 at the same address sold for $328,000, both purchased by LLCs. Among mid-range sales, four properties — 51 Spring St. at $790,000, 4 Magnolia Ter. at $770,000, 224 Park St. Unit B4 at $679,900, and 13 Pearl St. at $675,000 — clustered between $675,000 and $790,000, forming the densest price tier in the dataset. The lower end of the market included 11 Raymond Rd. at $565,000, 2 Pine St. Unit 3 at $480,000, and 17 Franklin St. at $275,000, the last of which transferred to an LLC.
- MARKET NOTES
- Of the 14 disclosed-price transactions, at least three involved LLC buyers — Pearl Street LLC at 13 Pearl St., Casablanca Services Inc. at 177 Franklin St. Unit 2, Whiteacre Properties LLC at 177 Franklin St. Unit 3, and Lowell LLC at 17 Franklin St. — indicating investor or corporate acquisition activity, particularly concentrated on Franklin Street. Six of the 20 transfers showed the same individuals appearing as both grantor and grantee in different capacities, a pattern consistent with conveyances into revocable trusts or estate-planning instruments; no sale price was disclosed in any of those six cases. The two Isola Lane sales by Stoneham Heights LLC are consistent with a developer selling newly constructed or substantially developed residential properties, though the nature of the development cannot be confirmed from deed data alone.
