STONEHAM -- A newly developed stretch of Isola Lane produced the two highest-priced transactions recorded in Stoneham during the period, with one sale topping $1.7 million. Of 20 deeds recorded from June 6 through July 5, 2026, 11 carried disclosed sale prices ranging from $389,025 to $1,710,409.

MARKET OVERVIEW Twenty deeds were recorded during the period, though only 11 of those carried disclosed consideration amounts. Among the 11 priced transactions, the median sale price was $845,000 and the full price range ran from $389,025 to $1,710,409. The nine undisclosed transfers — several of which appear to be trust or estate reorganizations within the same family — limit a complete picture of market volume, but 11 arm's-length sales over roughly a month represents a steady pace of recorded activity for a single town.

TOP SALES The highest-priced transaction of the period was 12 Isola Lane, which sold June 12 for $1,710,409. Seller Stoneham Heights LLC conveyed the property to Mark Douglas Maddox and Candace Diane Maddox. Just three days later, the same seller closed on the neighboring property at 6 Isola Lane for $1,635,000, with Mohini Sinha and Himanshu Chhabra as buyers — making Isola Lane responsible for more than $3.3 million in combined sales. Third on the list, 106 Elm St. sold June 15 for $1,130,000; Fredrick E. Gottwald and Priscilla M. Gottwald, trustees, conveyed the property to Jonathan Lassone and Allyson M. Schumacher. Fourth, 84 Converse St. changed hands June 16 for $985,000, with Lawrence W. McClauskey, trustee of Converse Street Realty Trust, selling to Lisa W. Quinn and Andrae Allen. Rounding out the top five, 3 Theresa Road sold June 12 for $970,000; Rebecca Webb and Evelyn M. Ince sold to Aida C. Bairos, trustee of the Aida C. Bairos Investment Trust.

NEIGHBORHOOD BREAKDOWN Isola Lane was the standout street cluster, with two sales totaling $3,345,409, both from the same seller, Stoneham Heights LLC, suggesting a new-development or subdivision context. The $845,000–$1,130,000 tier accounted for three additional sales: 106 Elm St. ($1,130,000), 42 Pleasant St. Unit 14 ($845,000), and 3 Pond St. ($745,000). The mid-range tier of $600,000–$800,000 captured three transactions: 224 Park St. Unit B4 ($679,900), 13 Pearl St. ($675,000), and 3 Pond St. ($745,000). The sub-$600,000 tier included two sales: 50 Gould St. Unit 1 at $480,000 and the low end of the dataset at $389,025, recorded without a street address in the deed data. One sale — 13 Pearl St. at $675,000 — transferred to an entity named Pearl Stree LLC, which appears to reflect a data-entry variation in the deed record and is reported as recorded.
