NORTH READING -- A new-construction sale at 5 Cranberry Meadow Way led all transactions at $2,199,000, as North Reading's mid-June to mid-July recording period posted 19 property transfers spanning a market that stretched from entry-level condominiums to seven-figure single-family homes.

Nineteen deeds were recorded in North Reading between June 12 and July 11, 2026. Of those, 14 carried a disclosed consideration amount; the remaining five listed no sale price. Among the 14 disclosed transactions, prices ranged from $362,500 to $2,199,000, with a median of $899,997. The distribution skewed toward the upper end: six of the 14 disclosed sales — 43 percent — exceeded $1 million. Four more fell between $500,000 and $1 million, two came in under $500,000, and two involved commercial or investment-entity buyers at opposite ends of the price range. Nineteen recorded transfers in a single month reflects solid activity for a community of North Reading's size.

The period's highest-priced transaction was 5 Cranberry Meadow Way, which recorded June 24 at $2,199,000. The seller, Jamieson Development LLC, is listed as a developer entity; the buyers are Diane M. Lynch and Douglas P. Lynch, identified as trustees.
At 299 Main St., Intrepid Enterprises Inc. sold to Realty LLC on June 26 for $1,800,000. Both grantor and grantee are business entities, and the transfer appears to be commercial or investment in nature.
42 Spruce Rd. recorded June 24 at $1,510,000. Holly Anderson Popeo was the seller; Jessica and John Sloyan are the buyers of record.
14 Park St. sold June 18 for $1,326,000. A trust represented by Laurie E. Cappucio was the grantor; David and Madeleine Junker are named as buyers.
78 North St. closed June 23 at $1,250,000, with the Spencer Family Realty Trust as grantor and Michael Waters and Torie Lyn St. John as buyers.

Martin's Landing, a condominium development, produced five of the period's 19 transfers — the largest concentration by address cluster.
