Natick Median Sale Price Reaches $1.1M as Upper-End Deals Lead June Market

NATICK -- A $1,705,000 transaction at 12 Indian Rock Road topped 18 recorded deeds in Natick between June 12 and July 11, 2026, capping a period in which six of the 10 disclosed-price sales exceeded $1 million and the median closed price reached $1,132,500.

MARKET OVERVIEW

Eighteen deeds were recorded in Natick during the period, though sale prices were disclosed in only 10 of those transfers. The remaining eight involved trust reorganizations, estate conveyances, or intra-family transfers in which no arm's-length consideration was recorded.

Among the 10 priced transactions, amounts ranged from $300,000 to $1,705,000, with a median of $1,132,500. Six of the 10 sales exceeded $1 million. Two fell between $500,000 and $1 million, and two came in below $500,000. The skew toward upper-priced transactions pulled the median well above the period's midpoint by count alone.

TOP SALES

The period's highest-priced transaction was 12 Indian Rock Road, which sold June 15 for $1,705,000. The sellers were Margot Singer and Michael Singer, as trustees; the buyer was Indian Rock Road LLC.

35 Stacey Street, Unit 35, sold the same day for $1,578,000, conveyed by Stacey Street LLC to trustees Juan Becerra Blanco and Allegra Forte.

Two units at 83 Kendall Lane each closed June 12 at $1,225,000, both sold by Arthur Fine Homes LLC. Unit 1 was purchased by Ramyapushkala Nukala and Srinath Jagarlapudi; Unit 2 went to Sanket Kulkarni and Haritha Srinivasan.

26 Sherman Street, Unit 1, sold June 15 for $1,200,000. Aadarsh Viswanathan and Catherine J. Rock were the sellers; Dylan Hayre and Kendra Bradner were the buyers.

0 Michael Terrace closed June 12 at $1,065,000, conveyed from trustees Reginald S. Leese and Karen H. Leese to Robert Kenneth Purser and Jane Dickson Purser.

NEIGHBORHOOD BREAKDOWN

Kendall Lane generated two of the period's notable closings: both units at No. 83 sold on the same date at the same price of $1,225,000 each, with the same seller — Arthur Fine Homes LLC — a pattern consistent with new or newly converted residential units sold by a developer.

E. Central Street appeared twice in the deed record — 160 and 162 E. Central St. — in transfers from the Franciose family estate to a revocable trust, with no consideration recorded in either case. A third Franciose-related transfer was recorded at 298 Eliot Street under similar circumstances.
