Median Everett Home Price Holds at $787,500 Amid Wide Sales Range

EVERETT -- Seventeen property transfers were recorded in Everett over the past month, with prices ranging from $425,000 to $1.125 million among the ten sales that disclosed a price. A single-family home on Winthrop Street topped the list at $1.125 million.

MARKET OVERVIEW The South Middlesex Registry of Deeds recorded 17 property transfers in Everett between June 26 and July 25. Of those, 10 included a disclosed sale price, ranging from $425,000 to $1,125,000, with a median of $787,500. The remaining seven transfers did not disclose a consideration amount, which is common for deed records and does not necessarily indicate a below-market or non-arm's-length sale. Seventeen recorded transfers in a four-week span is a substantial volume for a city of Everett's size, pointing to an active month for the local market by raw count alone.

TOP SALES The month's highest-priced transaction was 41 Winthrop St., which sold for $1,125,000 on June 26. The property was sold by the Charles A. Boy Jr. Trust and Eleanor Boy, as trustee, to Son Han Nah.

211 Elm St. sold for $1,025,000 on June 26. Francesco Epifania and Tatsiana Filipovich sold the property to Harjinder Kaur and Manwinder Singh.

15 Marie Ave. sold for $1,000,000 on June 30. Pedro C. DeSouza and Sonia P. DeSouza sold the property to Sonia DeSouza and Jose A. Chacon Pleitez.

58 Union St. sold for $900,000 on July 1. Liliana B. Zulon sold the property to Barun Bhhatarai and Bandana Risal.

55 Adams Ave. sold for $825,000 on July 1. Scott P. Leisey sold the property to Nassima Mouhoubi and Aissa Tekennit.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so transactions are grouped here by price tier. Two sales closed under $500,000: a condominium unit at 308 Carter Rd. (Unit 208) for $425,000 and a condominium unit at 39 Parlin St. (Unit 304) for $465,000. Five sales fell in the $500,000-to-$1-million range: 27 Silver Rd. (Unit 27) at $629,000, 37 Lewis St. at $715,000, 126 Central Ave. at $750,000, 55 Adams Ave. at $825,000, and 58 Union St. at $900,000. Paul, both as trustees; a property listed only as "Everett, MA" transferred from Thomas W. McDonough to Thomas William McDonough and Carol Lee McDonough, both as trustees; and 14 Moody Ave. was transferred from Camille DiPerri to herself as trustee of the Moody Avenue Irrevocable Trust. Two other transfers involved limited liability companies as either seller or buyer: 126 Central Ave., sold by Raymond C. Green Funding LLC and RCG Companies LLC to Tyrtle LLC for $750,000, and 92 Malden St., sold by Fernando Lopes and Kim Eang Van to Malden Street Mass LLC with no price disclosed.
