Medford board approves Mystic Ave showroom expansion

Medford board unanimously approves a two-foot height bump for a Mystic Avenue flooring showroom, then spends hours previewing a zoning cleanup. The Community Development Board voted 5-0 to approve a modified site plan at 161 Mystic Avenue, letting architect Will Chalfant's client add a second floor for storage behind a parking waiver covering 11 of a technically required 22 spaces. Chair Doug Carr and staff then walked through draft amendments fixing a building-height definition error from the Medford Square rezoning and a full rewrite of the city's development-incentive tables, which would drop quarter-story bonuses and eliminate a streetscape-improvement bonus staff called disproportionate: "Wait, did we just give them a half story for planting a street tree?" No votes were taken on the zoning items.
A draft zoning-consultant RFP, with a three-year contract, is set to be published October 26, with proposals due December 17.
