Marlborough Home Prices Span $562,000 Range in Late Spring Sales Period

MARLBOROUGH -- A condominium unit on Wilshire Way topped the local market at $701,000 during the roughly four-week period ending June 26, leading a batch of 16 recorded transactions that showed a wide spread between entry-level and upper-tier properties.

  • MARKET OVERVIEW
  • Sixteen deeds were recorded in Marlborough between May 28 and June 26, 2026, with sale prices disclosed on 11 of those transactions. Among the 11 priced sales, values ranged from $139,000 to $701,000, with a median of $420,000. The remaining five transfers carried no disclosed consideration — a normal occurrence in deed records — and include transfers that bear the names of family members or revocable trusts as grantees. The 16-transaction count represents a moderate volume for a single month in a mid-size city.
  • TOP SALES
  • The highest-priced transaction on record for the period was 13 Wilshire Way Unit 13, which sold May 29 for $701,000. The Mary Jane Jewett Irrevocable Trust, represented by Gregory Jewett as trustee, conveyed the property to the Dawn S. Beers Trust.

63 Ringold St. changed hands May 29 for $670,000; Paul P. Collins sold the property to Gabriel M. Forero Jr. and Allison Grizey.

40 Grant St. sold May 29 for $640,000. The seller was Tuxedo Cat Properties LLC, and the buyers were Chuqiao Xu and Jintong Duan.

68 Upland Rd. recorded June 1 at $548,000, with Werner Per Gustaf Alf and Maria Gabriela Saenz Morales selling to Joyce Owusu Oduro.

43 Curtis Ave. Unit 43B rounded out the top five, selling May 29 for $515,000; Aparna Chimalamarri conveyed the unit to Ryan Vavruska.

  • NEIGHBORHOOD BREAKDOWN
  • Three of the five highest-priced sales — Wilshire Way, Ringold St., and Grant St. — all recorded on May 29, suggesting a cluster of upper-tier activity at the start of the period. Boston Post Road produced two transactions: 608 Boston Post Rd. Unit 21 sold for $150,000 and 110 Boston Post Rd. Unit 104 sold for $215,000, both in the lower price tier and both condominiums. Five sales fell under $300,000 (including the $139,000 sale at an address not listed in the deed data), while four sales fell between $300,000 and $560,000, and two sales exceeded $600,000.
  • MARKET NOTES
  • Of the 11 priced sales, at least four involve condominium units — 37 Hosmer St. Unit 11, 43 Curtis Ave. Unit 43B, 608 Boston Post Rd. Unit 21, and 110 Boston Post Rd. Unit 104 — representing a notable share of overall activity. Condo prices in this dataset ranged from $150,000 to $701,000, a span that reflects both entry-level and higher-end attached product in the city. Tuxedo Cat Properties LLC appeared as seller in two transactions: the $139,000 sale with no address listed and the $640,000 sale at 40 Grant St., indicating the entity was active on both ends of the price spectrum during the period. Five of the 16 recorded deeds appear to be intra-family or trust transfers — 31 Rossevelt St., 222 Prospect St., 241 Maple St., 4 Auburn St., and 52 Village Dr. Unit 9 — based on shared surnames or the conveyance of property into a named revocable trust; no sale prices were disclosed for any of those five.
