Littleton Home Prices Reach $1.29M as June Median Settles at $562,450

LITTLETON -- A McIntosh Lane property recorded the town's highest sale of the period at $1,290,500, leading a June stretch that produced 19 recorded deed transfers, 12 of which carried disclosed sale prices ranging from $76,000 to nearly $1.3 million.

  • MARKET OVERVIEW
  • The registry recorded 19 deeds between June 6 and July 5, 2026, with 12 transactions carrying disclosed consideration amounts. Among those 12 sales, prices ranged from $76,000 to $1,290,500, and the median sale price landed at $562,450. Seven transfers carried no disclosed price and are excluded from price calculations. Nineteen recorded deeds in a single month represents a steady volume for a community of Littleton's size, though the relatively high share of non-disclosure transfers — more than a third of the total — limits full market visibility.
  • TOP SALES
  • The month's highest transaction was 3 McIntosh Lane, which sold June 18 for $1,290,500. April M. and Jared H. Liles were the sellers; Mangesh Phadnis and Manjiri Joshi are the recorded buyers. The second-highest sale was 1 Fort Pond Hill Road, which changed hands June 18 for $1,050,000. Joshua M. and Kelleigh A. Roffman, trustees, were the sellers, and Jennifer W. and Brendan O'Brien are the buyers. Notably, Brendan and Jennifer O'Brien also appear as sellers in the same period at 23 Wychwood Drive, which sold June 22 for $645,000 to Joshua Patrick Lake and Mary Rose Bulger. Rounding out the top transactions, 5 Patricia Way Unit 5 sold June 8 for $785,600, with Srinivasan Sabari Gopalakrishnan and Suruthi Elavarasan as buyers from sellers Avan Mukesh and Anushree Avan Shah; and 3 Checkerberry Lane sold June 25 for $706,000, purchased by Brian T. Bresnahan and Allyson C. Quinn from the estate of Frederic Bernstingle and Alix Smullin.
  • NEIGHBORHOOD BREAKDOWN
  • Long Lake Road produced two disclosed-price sales: 18 Long Lake Road sold for $410,000 on June 10, and 10 Long Lake Road transferred without a disclosed price on June 26, making it the only street with multiple recorded transactions this period. The over-$1 million tier included two sales — McIntosh Lane and Fort Pond Hill Road — both recorded on the same date, June 18. The $500,000–$999,999 tier was the most active among disclosed-price sales, accounting for five transactions: Patricia Way, Checkerberry Lane, Wychwood Drive, Shaker Lane, and Concord Drive. Three sales fell below $500,000: Long Lake Road ($410,000), Town Road ($360,000), and Andrea Street ($275,000). The $76,000 sale at 14 Darrell Drive stood well apart from all other transactions in the dataset.
  • MARKET NOTES
  • The $76,000 sale at 14 Darrell Drive — recorded June 11 with Gray Coyote LLC as seller and two individual buyers — is a significant outlier at the low end; without property-type detail from deed records, the nature of this transaction cannot be characterized further. Several transfers in the dataset follow patterns consistent with intra-family or trust reorganizations: 10 Long Lake Road, 3 Kimloch Street, 128 Whitcomb Street, 508 Great Road, 5 Old Farm Road, and 51 Boxboro Road all show the same surnames on both the grantor and grantee lines, or a transfer into a family trust. These seven transfers, combined with their lack of disclosed consideration, are typical of estate planning and ownership restructuring activity rather than arm's-length market sales, and they are excluded from price analysis. The O'Brien household's appearance on both sides of the market — selling 23 Wychwood Drive for $645,000 while simultaneously purchasing 1 Fort Pond Hill Road for $1,050,000 — is a data point visible in the deed record, though no inference about motivation is drawn.
