HOPKINTON -- A sale at 2 Red Tail Circle commanded $2,180,000 in June, the highest transaction price recorded in Hopkinton over the four-week period ending July 11, as nine of the period's 20 recorded deed transfers carried disclosed sale prices.

MARKET OVERVIEW Twenty deeds were recorded in Hopkinton between June 12 and July 11, 2026. Sale prices were disclosed in nine of those transactions, with consideration ranging from $492,500 to $2,180,000 and a median of $1,350,000. The remaining 11 transfers carried no disclosed purchase price. The total deed count reflects a mix of arm's-length sales and intra-family or trust conveyances; the nine disclosed-price transactions constitute the period's observable market activity.

TOP SALES The period's highest-priced sale was 2 Red Tail Circle, which recorded June 18 at $2,180,000. Chestnut Street Hopkinton LLC was the seller; Adam Spector and Michelle Burtchell are the buyers. The second-highest transaction was 23 Old Farm Road, which sold June 15 for $1,805,000; Erica M. and William J. Farrell sold to Lauren Kennedy Smith Galvin and Ryan Douglas Smith. Third was 20 Huckleberry Road, recording June 16 at $1,550,000, with Louis J. DeLonte as seller and Sumanth Kedilaya and Priya Shripad Dodwad as buyers. Fourth, 7 Huckleberry Road recorded June 15 at $1,400,000; the sellers were Robert P. and Susan Feeney Thornton, and the buyers were Nathan and Emily Pardue. Fifth, 5 Old Farm Road sold June 18 for $1,350,000, with Neil and Emily Hamel as sellers and Samantha Ellsworth and Alec Ross as buyers.

NEIGHBORHOOD BREAKDOWN Old Farm Road was the period's most active street by deed count, with three recorded transfers. Two were arm's-length sales — 5 Old Farm Road at $1,350,000 and 23 Old Farm Road at $1,805,000 — while a third, 31 Old Farm Road, transferred between Vincent J. and Allison W. Ruggeri and their trustees with no disclosed consideration. Huckleberry Road produced two disclosed sales totaling $2,950,000: 7 Huckleberry Road at $1,400,000 and 20 Huckleberry Road at $1,550,000. Hayden Rowe Street recorded two transfers — 56 and 282 Hayden Rowe Street — both with no disclosed price and both appearing to be trust conveyances. Two of those four carried disclosed prices ($492,500 and $675,000), both below the period's median of $1,350,000. At least 10 of the 20 recorded transfers appear to be trust or estate conveyances in which the grantor and grantee share the same surname and no purchase price was recorded; these include three properties associated with Frederick and Denise Mayer — 6 Leonard Street, 56 Hayden Rowe Street, and 23 Chestnut Street — all recorded June 12. The transfer of 4 Spring Street to ND Life Partners LLC, at no disclosed price, represents a conveyance to a commercial entity.
