Burlington Zoning Board Approves Four Permits in Single Session, All Votes Unanimous

BURLINGTON — March 31, 2026 — Burlington's Zoning Board of Appeals unanimously approved four land-use applications at its March 31 session, including a front-yard variance for a Hampton Avenue homeowner and sign permits for three commercial properties. The board voted 5-0-0 on each item, granting a 2.7-foot setback variance at 18A Hampton Avenue to allow a partially constructed front-entry portico to stand at 22.3 feet from the front property line, a decision the chair said fits a recurring pattern the board is considering addressing through process reform. Rocco's Tacos and Tequila Bar at zero Burlington Mall Road — the former Rosa Mexicano space — received approval for a single illuminated wall sign measuring 2 feet, 8 inches by 40 feet, 8.5 inches, capped at 90 lumens per square foot. The most debated item involved Edens Real Estate Development Company's proposed tiki-themed painted mural at Burlington Crossroads, 34 Cambridge Street; member Mark objected that the "Burlington Crossroads" lettering "just looks awful" and would undermine the design, leading to a negotiated condition limiting those words to no more than 10 feet in length. The board also approved four illuminated channel-letter signs on the renovated tower at one Wheeler Road, visible from Route 128 and Middlesex Turnpike, for a ramen-and-matcha restaurant tenant.
