Bedford Median Sale Price Reaches $1.35M as Upper-End Deals Dominate Late Spring

BEDFORD -- A $2,140,000 sale on Maxwell Road led a late-spring recording period in which Bedford's median sale price reached $1,353,000, anchored by a cluster of transactions at or above $1.4 million.

MARKET OVERVIEW Fifteen of 20 recorded deeds in the May 28–June 26 period carried disclosed sale prices, yielding a price range of $400,000 to $2,140,000 and a median of $1,353,000. The five remaining transfers were price not disclosed, several of them consistent with trust and estate conveyances. With 20 total recorded deeds over roughly four weeks, the period reflects a moderately active pace for Bedford. One transaction — 110 Wilson Road/Street Unit 1 — appears in the registry data twice under slightly different addresses with the same buyer, seller, and price; it has been counted once for analysis purposes, and readers should note the apparent data discrepancy.

TOP SALES The highest-priced transaction of the period was 27 Maxwell Rd., which sold for $2,140,000 on June 15. Sellers Sally Cochrane and Justin Ripley conveyed the property to buyers Jonathan and Robin Pizzi. Close behind, 1 Selfridge Rd. sold for $1,800,000 on May 29, with Bradford G. Hafer selling to Tair and Anne Akhmejanov. A unit at 110 Wilson Rd., Unit 1, recorded at $1,605,000 on June 4, transferred from Gregory Gardner TR / GGC Realty Trust to Ankit Misra and Emily Tong; a deed for the same price, same parties, and a nearly identical address (110 Wilson St., Unit 1) was also recorded May 29 — the two entries are flagged as a likely duplicate. Also among the top sales: 28 Pine St. at $1,465,000 on June 8, sold by Fay A. Russo and Michael A. Dill to Corinne E. Miller; and 104 Page Rd., Unit 2 at $1,425,000 on May 29, conveyed by Gardner Gregory TR / GGC Realty Trust to Neha Misra.

NEIGHBORHOOD BREAKDOWN Page Road produced two disclosed sales: 104 Page Rd., Unit 2 at $1,425,000 and 75 Page Rd., Unit 4 at $700,000, spanning both the upper and mid-market tiers. Loomis Street also generated two transactions: 36 Loomis St., Unit 104 at $1,391,220 and 54 Loomis St., Unit 1203 at $619,500 — both condo-style unit conveyances. GGC Realty Trust / Gardner Gregory TR appeared as seller in at least three separate transactions during the period, at 110 Wilson Rd., 104 Page Rd., and 8 Hilltop Dr., suggesting a disposition of multiple holdings. Sales above $1 million accounted for seven of the 15 disclosed-price transactions, or roughly 47 percent of the priced sales. The $500,000–$1 million tier held five sales: 10 Cedar Ridge Dr. ($830,000), 10 Nickerson Rd. ($952,554), 8 Hilltop Dr. ($950,000), 75 Page Rd. Unit 4 ($700,000), and a sale recorded with only "Bedford, MA" as the address ($637,000). Below $500,000, only 45 Woodland Rd. appeared at $400,000, and 54 Loomis St. Unit 1203 at $619,500 straddled the lower-mid range.

MARKET NOTES Five of the 20 recorded deeds involved transfers to trusts in which the grantor and grantee share the same surname — at 3 Karen Dr., 24 Gould Rd., 17 Jeffrey Cir., 66 Evergreen Ave. Unit 9, and 7 Sibley Dr. These are recorded without consideration amounts and follow a pattern common to estate-planning conveyances; they are included in the total deed count but excluded from price analysis. The incomplete address on the May 29 sale attributed to seller Neillian Street LLC and buyers Yoav Dekel Ramot and Keren Dekel Ramot ($637,000) limits geographic analysis for that transaction. Bed, bath, and square footage data are not available from deed records and are omitted throughout.
