Bedford Median Home Sale Price Reaches $984,750 in Latest Deed Filings

BEDFORD -- Twenty property transfers were recorded in Bedford with the South Middlesex Registry of Deeds between June 19 and July 18, and Page Road accounted for four of them, the most of any street in the period.

MARKET OVERVIEW Twenty deeds were recorded in Bedford during the period. Of those, 10 disclosed a sale price, ranging from $775,000 to $2,380,000, with a median of $984,750. The other 10 transfers did not include a recorded consideration amount, which is common for deed records and does not necessarily indicate a below-market or above-market transaction. Based on raw count alone, 20 recorded deeds represents a moderate volume of activity for a four-week span, though roughly half of those transfers were between family members or into personal trusts rather than open-market sales, which limits how directly the total count reflects buyer and seller activity in the market.

TOP SALES The highest-priced transaction was 154 Hartwell Rd, which sold for $2,380,000 on June 30. The seller was Runway Realty Ventures LLC and the buyer was the Massachusetts Port Authority. The second-highest sale was 72 Hancock St at $1,925,000, recorded June 26, with sellers Piyush Ayar and Sonali Ayar and buyers Michael Weber and Tsolmonzul Erevgiylkham. Third was 15 Harvard St at $1,300,000, recorded June 30, sold by the Schweitzer Family Trust (Matthew Philip Schweitzer, trustee) to Marco Biancucci and Altea Rocchi. Fourth was 4 Arbella Rd Unit 67 at $1,150,000, recorded June 29, sold by Matthew Caraco Whiteley, trustee of a revocable trust, to Arthur A. Perri and Maureen Perri, trustees. Fifth was 15 Pheasant Ln Unit 100 at $994,500, recorded June 22, sold by Annette M. Lamb, trustee of the Lamb Realty Trust, to Libby Sudlow.

NEIGHBORHOOD BREAKDOWN Page Road was the most active street in the period, with four recorded sales: 112 Page Rd ($880,000), 103 Page Rd ($900,000), 102 Page Rd ($775,000) and 25 Page Rd (price not disclosed). No other street had more than one sale in the dataset. Among the 10 sales with disclosed prices, six fell between $500,000 and $1 million, three fell between $1 million and $2 million, and one exceeded $2 million.

MARKET NOTES Nine of the 20 recorded deeds appear to be transfers within the same family or into a personal trust rather than open-market sales, and none of those nine disclosed a price: 25 Page Rd (Judith Demont to Geoffrey Demont and the Judith Demont estate), 2 Ridgewood Ln, 3 Crestview Rd, 19 Fletcher Rd, 18 Gray Ter, 7 Brooksbie Rd Unit 4, 46 Pine St, 14 Putnam Rd and 24 Sunset Rd. In each of these, the seller and buyer share the same surname, or the buyer is the seller acting as trustee. Separately, a June 30 deed with no listed street address shows the Massachusetts Port Authority conveying a Bedford parcel back to Runway Realty Ventures LLC without a disclosed price, the same day Runway Realty Ventures LLC sold 154 Hartwell Rd to the Port Authority for $2,380,000. Property types in the period included a mix of single-family homes and condominium units; five of the 20 recorded sales were for units with a unit number (Mitchell Grant Way, Stonegate Lane, Arbella Road, Brooksbie Road and Pheasant Lane).
