BEDFORD -- A Maxwell Road sale at $2,140,000 set the high-water mark for Bedford's June 6–July 5 recording period, anchoring a dataset of 20 transactions that included a median sale price of $1,229,750 among the eight deals with disclosed consideration.

MARKET OVERVIEW Twenty deeds were recorded during the period, but prices were disclosed on only eight of the 20 transfers — a reminder that deed data captures all conveyances, including trust restructurings and estate transfers that typically carry no reported consideration. Among the eight priced sales, figures ranged from $619,500 to $2,140,000, with a median of $1,229,750. Six of the eight disclosed prices cleared $800,000, suggesting the priced transactions skew toward the upper end of the Bedford market. Dumouchel. 28 Pine Street sold June 8 for $1,465,000, with Fay A. Russo and Michael A. Dill conveying to Corinne E. Miller. Rounding out the top five, 15 Pheasant Lane Unit 100 sold June 22 for $994,500, with Annette M. Lamb TR selling to Libby Sudlow.

NEIGHBORHOOD BREAKDOWN Pine Street produced two recorded transfers — 28 Pine Street at $1,465,000 and 46 Pine Street with price not disclosed — making it the only street with multiple entries. Pheasant Lane also appeared twice, with Unit 100 at $994,500 and Unit 94 with price not disclosed, both within what appears to be a condominium or planned development. The two Loomis Street and Albion Road unit sales — 54 Loomis Street Unit 1203 at $619,500 and 1302 Albion Road Unit 1302 at $660,000 — represent the dataset's lowest priced-disclosed transactions and appear to be condominium units.
