Sherborn zoning board continues Coolidge Crossing hearing to October 5 over flat-roof dispute. Chair Zachary McBride and members Jon Hammond, Todd Labbe and Addie Mae Weiss heard the applicant's revised plans for the 84 and 86 Coolidge Street project, now proposed at 132 units, up from 120 approved. Architects Tom Schultz and Sam Buckins said a state-mandated Passive House energy standard, tied to a MEPA review of North Sherborn Water Sewer District infrastructure, is driving a shift to flat roofs, adding $30,000 to $40,000 per unit, with a pitched roof adding roughly $10,000 more.
Resident Nora objected, saying a flat roof would "look really commercially" and hurt property values. The board voted 4-0 to continue the hearing to October 5 at 7 p.m., pending a response to Tetra Tech's outstanding stormwater comments.
