Weston Planning Board continues HYM senior housing hearing to September, approves new lighting rules, and votes to oppose two state housing bills. The board unanimously continued its public hearing on the proposed 215-unit Regis College senior living development at 300 Wellesley Street to September 2, after HYM Investment Group and operating partner NexCorp presented two affordable housing options: 10 percent on-site, yielding roughly 18 units, or a payment-in-lieu at $300,000 per unit totaling approximately $8.1 million. Resident Penn Morrison called HYM's proposal "the minimum possible," noting that Modera Weston achieved 25 percent affordable units, while Palak Shaw described the payment as "essentially an $8 million payout to let them build a huge property." The board also voted unanimously to adopt revised single-family outdoor lighting rules capping individual fixtures at 800 lumens, up from a draft proposal of 600, and setting a 15,000-lumen property total, and approved a patio and porch enclosure for 15 Laurel Road.
In Other Business, members authorized letters to Senator Mike Barrett opposing House Bill 2298, which would impose a 90-day site plan review deadline, and House Bill 2447, the so-called Yes in God's Backyard bill, which would allow by-right high-density housing on religious-owned land at up to 50 units per acre, noting that roughly 273 acres in Weston are held by religious entities.
