Wayland EDC sends Planning Board MBTA zoning density-bonus amendment

WAYLAND — April 10, 2026 — Wayland EDC unanimously forwards MBTA zoning bonus amendment to Planning Board ahead of Town Meeting. The 6-0 vote on Article OO would let developers reach 32 units per acre and 56 feet — up from 20 units and 35 feet — if they set buildings 80 feet back from Route 20, cap occupied floors at four, and step the street-facing portion to 45 feet and three stories. Chair Rebecca Stanizzi said the structure preserves the state-approved table because "no rights are taken away." Town Planner Robert Hummel projected the 0.75 percent local meals tax will yield roughly $25,000 in new revenue next year from Dunkin' Donuts, Terrain Cafe and the Terrain wedding venue, on top of the $250,000-to-$300,000 baseline. Member Jeff Vecchio urged exploring a split tax rate, noting Wayland's $15.63 commercial rate trails Sudbury's $21.54 and Lincoln's $18.78.
