The Somerville Land Use Committee advanced four routine zoning fixes and opened a fight over how big backyard accessory dwelling units can get under a new state mandate.
Land Use Committee · Meeting of October 16, 2026
SOMERVILLE — The Somerville Land Use Committee advanced four routine zoning fixes and opened a fight over how big backyard accessory dwelling units can get under a new state mandate. The committee voted 4-0 on separate measures removing a ground-elevation rule, allowing side-facing entrances on triple-deckers, correcting parking-maximum typos, and renaming "ADU" units to "PRDU" for price-restricted housing. Councilor Davis said backyard cottages approaching 1,700 square feet under the mayor's draft were "comically ridiculous" and pushed for a 900-square-foot cap and 1.5-story height limit.
Chair Councilor Ewen Campen proposed instead capping units at two floor plates, roughly 1,152 square feet, and directed staff to draft that language. Councilor McLaughlin requested city data on demolitions and condo conversions since 2022 to test displacement claims raised in public testimony. No vote was taken on the ADU item; the public comment period runs through October 30.
