Concord's priciest sale of the month reaches $10.7 million on Forest Ridge Road

CONCORD -- The sale of a Forest Ridge Road property for $10,665,000 anchored a 30-day stretch of 18 recorded deeds in Concord, though roughly half of those transfers carry no sale price yet and many represent family trust transfers rather than open-market sales.

MARKET OVERVIEW The registry recorded 18 property transfers in Concord between Aug. 21 and Sept. 19. Of those, nine have a recorded sale price, ranging from $675,000 to $10,665,000, with a median of $1,550,000 among the priced sales. The remaining nine transfers have no price on file yet; sale prices typically appear in registry data within about a week of recording, so a missing figure reflects that lag rather than any withholding by the parties. Based on raw count alone, 18 recorded transfers is a moderate volume for a single town over a month, though roughly two in five of those are trust or estate transfers rather than sales to a new owner.

TOP SALES The largest transaction was 275 Forest Ridge Rd, which sold for $10,665,000 on Aug. 24. The seller was Thoreau Real Estate LLC and the buyer was Thoreau Apartments Owner LLC, an LLC-to-LLC transfer whose buyer name suggests a multi-unit residential property. A Concord property sold for $3,300,000 on Sept. 9. The sellers were Benjamin L. Goldlust and the estate of Jerry Alan Goldlust; the buyers were Molly and Patrick Mascia. 51 Revolutionary Rd sold for $2,995,000 on Aug. 26. The sellers were Joshua and Claire Nelson; the buyer was listed as a revocable trust with Joel Bargmann as trustee. 42 Crescent Rd sold for $1,600,000 on Sept. 1. The sellers were the Edward R. Lesser Revocable Trust and Emily J. Bliss as trustee; the buyer was Holdings LLC. 244 Powder Mill Rd sold for $1,550,000 on Sept. 1. The seller was Vincent P. Pietropaolo, trustee of the Vincent P. Pietropaolo Revocable Trust; the buyers were Brett R. Olsen and Kate Steele.

NEIGHBORHOOD BREAKDOWN No street in this period had more than one recorded sale, so transfers are grouped by price tier instead. Two sales closed under $500,000 to $1 million: 199 Central St at $675,000 and 32 Fern St at $768,000. Four sales fell between $1 million and $2 million: 24 Fielding St ($1,135,000), 25 Black Horse Pl Unit 3 ($1,275,000), 244 Powder Mill Rd ($1,550,000) and 42 Crescent Rd ($1,600,000). Three sales topped $2 million: 51 Revolutionary Rd ($2,995,000), the Concord property sold to the Mascias ($3,300,000) and 275 Forest Ridge Rd ($10,665,000).
