Bedford Home Sale Prices Cluster Tightly Around $950,000 Median In August

BEDFORD -- Nineteen properties changed hands in Bedford between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $690,000 to $1,375,000 and a median of $950,000 among the nine transactions that reported a price.

MARKET OVERVIEW Deed records show 19 total property transfers recorded during the period, though only nine included a disclosed consideration amount. Among those nine, prices ranged from $690,000 for a single-family home on North Street to $1,375,000 for a condominium unit on Loomis Street. The median disclosed sale price was $950,000. With 10 of the 19 recorded transfers showing no sale price, much of the period's deed activity appears to reflect transfers among family members or into trusts rather than open-market sales. The raw count of 19 recorded transfers is not unusual on its own, but the high share of undisclosed-price and intra-family transfers means the nine market-rate sales offer a narrower picture of buyer demand than the total count suggests.

TOP SALES The highest-priced transaction was 36 Loomis St., Unit 201, which sold for $1,375,000 on Aug. 26; Loomis St LLC sold the unit to Henry Kamau and Esther Mbuvi. The second-highest sale was 10 Glenridge Dr., which sold for $1,075,000 on Aug. 25; David Mark Booth and Virginia Booth Canciello, as trustees, sold the property to Gregory R. Moore and Amy E. Moore. At 2 Doris Rd., Samuel M. Reynolds and Debra A. Franks sold the home to Guannan Gong for $985,000 on Aug. 24. A home at 104 Hartwell Rd. sold for $960,000 on Aug. 28, with Laryssa Lytwyn, as trustee of the Laryssa Lytwyn Family Trust, selling to Dennis G. Melahouris, trustee of the Elaine Melahouris Revocable Trust. Rounding out the top five, 5 Lane Farm Dr., Unit 11, sold for $950,000 on Aug. 28; Eileen Flanagan, as trustee, sold the unit to Michael Tikonoff and Cheryl E. Tikonoff.

NEIGHBORHOOD BREAKDOWN Lane Farm Drive saw two recorded transfers during the period: the $950,000 sale of Unit 11 on Aug. 28, and a transfer of Unit 4 on Aug. 13 from Barry H. and Marjory S. Yanes to themselves as trustees of their own revocable trusts, with no price disclosed. Among the nine sales with disclosed prices, seven fell in the $500,000-to-$1 million range: 480 North St. ($690,000), 22 Railroad Ave. ($850,000), 7 Curve St. ($780,000), 64 Kendall Ct., Unit 56 ($905,000), 2 Doris Rd. ($985,000), 104 Hartwell Rd. ($960,000) and 5 Lane Farm Dr., Unit 11 ($950,000). Two sales exceeded $1 million: 10 Glenridge Dr. ($1,075,000) and 36 Loomis St., Unit 201 ($1,375,000). No disclosed sales fell below $690,000.

MARKET NOTES Of the 19 recorded transfers, eight appear to move property within the same family or into a trust held by the individuals who previously owned it, including transfers at 7 Lexington Cir., 22 Concord Rd., 6 Meadowbrook Rd., 10 Lane Farm Dr. Unit 4, 25 Sweeney Ridge Rd., 1 Avon Rd., 1 Benjamin Kidder Ln. and 11 Highland Ave. None of these disclosed a sale price, consistent with typical practice for estate-planning or trust-funding transfers. Two additional transfers involved institutional or municipal parties rather than individual buyers: an undisclosed-price transfer to the Massachusetts Port Authority, and the sale of 15 Page Rd. from Page Road Bedford LLC to a trust, also with no price disclosed. Guannan Gong appears twice in the deed data: once as buyer of 2 Doris Rd. for $985,000, and once as seller of 11 Highland Ave. to Ma He, with no price disclosed on that transfer. Bed, bath and square-footage figures were not available in the deed data for any property in this period.
