BEDFORD -- Nineteen properties changed hands in Bedford between Aug. 7 and Sept. 5, with disclosed sale prices ranging from $690,000 to $1,375,000 and a median of $950,000 among the nine transactions that reported a price.
MARKET OVERVIEW Deed records show 19 total property transfers recorded during the period, though only nine included a disclosed consideration amount. Among those nine, prices ranged from $690,000 for a single-family home on North Street to $1,375,000 for a condominium unit on Loomis Street. The median disclosed sale price was $950,000. With 10 of the 19 recorded transfers showing no sale price, much of the period's deed activity appears to reflect transfers among family members or into trusts rather than open-market sales. The raw count of 19 recorded transfers is not unusual on its own, but the high share of undisclosed-price and intra-family transfers means the nine market-rate sales offer a narrower picture of buyer demand than the total count suggests.

At 2 Doris Rd., Samuel M. Reynolds and Debra A. Franks sold the home to Guannan Gong for $985,000 on Aug. 24. A home at 104 Hartwell Rd. sold for $960,000 on Aug. 28, with Laryssa Lytwyn, as trustee of the Laryssa Lytwyn Family Trust, selling to Dennis G. Melahouris, trustee of the Elaine Melahouris Revocable Trust. Rounding out the top five, 5 Lane Farm Dr., Unit 11, sold for $950,000 on Aug. 28; Eileen Flanagan, as trustee, sold the unit to Michael Tikonoff and Cheryl E. Tikonoff.
