Wilmington Town Board passes manufactured housing zoning law 4-1 after months of public hearings and revisions. The board voted July 2 to adopt Local Law 2, which reduces the minimum lot size for manufactured homes from three acres to one acre, sets a 400-square-foot minimum dwelling size, and bars new manufactured homes from serving as vacation rentals. Town Supervisor Tim Follis, who carried the majority alongside board members Hannah, Laura, and Randy, said the law is "the best it has been" after incorporating public feedback dating to February.
Darren cast the lone dissenting vote, arguing depreciable manufactured homes could leave Wilmington with declining property values and that most available lots remain too expensive for buyers seeking affordable housing. One board member noted that New York ranked last among all 50 states in Realtor.com's 2026 affordability report card, with a median home listing price of $668,173. The board also closed a public hearing on Local Law 4, which would regulate large land clearing operations and distinguish forestry from development-related clearing, with a final vote expected at a future meeting.
