Tewksbury Zoning Board Approves Four Variances in Single February Session

Tewksbury Zoning Board of Appeals unanimously approved four variance and special-permit actions at its February 26 meeting. The board cleared a lot-coverage variance for Mark Walsh of 10 Floyd Ave to build a multi-generational addition that will bring his property to 29.56 percent coverage, against a 20 percent town maximum; approved a front-setback variance for Robert Mercurio of 32 Moonlight Drive to add a rough-framed farmer's porch that encroaches two and a half feet into a 25-foot setback buffer at one corner; and granted Thomas and Rona Caffarello of 3 Pinewood Road variances to build a 29-by-23-foot family suite and to legalize a six-year-old shed sitting within the 10-foot accessory-structure setback. The board also modified a 2022 special permit at 2532 Main Street, replacing the named tenant Sina Motors with RCJ Transportation LLC after property owner Carlos Sagastumi said Sina had failed to comply with permit conditions — a change that had blocked him from obtaining heat for the building all winter.
One resident, Timothy Meyer of 46 State Street, told the board the Main Street property was well-maintained and that vehicles were kept behind the rear fence.
