Sudbury Home Sale Prices Range From $678,950 To $2.775 Million
SUDBURY -- Twenty deeds recorded at the South Middlesex Registry of Deeds between Aug. 21 and Sept. 19 show sale prices ranging from $678,950 to $2,775,000, with a $2,775,000 purchase on Blandford Drive topping the period and six other transactions still showing no recorded price.
MARKET OVERVIEW Of the 20 recorded transfers, 14 carry a listed sale price so far; the other six show price not yet available, which is normal for registry data and typically clears within about a week. Among the 14 priced sales, prices ranged from $678,950 to $2,775,000, with a median sale price of $1,152,500. Twenty recorded deeds in a four-week span is a solid volume of activity for a single town, based on the raw count alone.
TOP SALES The highest-priced sale was 15 Blandford Dr, which sold for $2,775,000 on Aug. 21. Seller Mark A. Kushinsky and Jill E. Kushinsky sold to Alexandra W. Balcom, trustee of the Alexandra W. Balcom Living Trust.
Second was 38 Fieldstone Farm Rd, which sold for $2,400,000 on Aug. 28. Seller Robert E. Britt and Lisa P. Britt sold to Jefferson Grahling and Kimberly Grahling.
At 177 Plympton Rd, the property sold for $1,705,000 on Aug. 26. Sellers Michael J. O'Malley and Nicole D. O'Malley, as trustees, sold to Wayne Austin and Amanda Armijo.
The property at 0 Maynard Rd sold for $1,650,000 on Aug. 28. Seller Bonnie Brook Realty Corp. sold to Sudbury Preserve LLC, a transaction between two business entities rather than individual buyers.
Rounding out the top five, 289 Willis Rd sold for $1,630,000 on Aug. 21. Sellers Richard A. Wilmot and Sarah Wilmot sold to Olisaeloka L. Ochuba and Mariela P. Ochuba.
NEIGHBORHOOD BREAKDOWN No street in this period's dataset had more than one recorded sale, so no single-street pattern emerged.
