Marlborough panel votes 4-0 to advance Results Way rezoning to 400 units

MARLBOROUGH — May 27, 2026 — Marlborough Urban Affairs Committee advances Results Way zoning to 400 units with affordable-housing strings. The committee voted 4-0 Wednesday to send a favorable recommendation to the full City Council on a zoning amendment that would raise the multifamily residential cap in Sub-District 2 of the Results Way Mixed-Use Overlay District from 100 to 400 units, with developer Greatland proposing a phased buildout of roughly 300 garden-style apartments and 100 townhomes. After extended debate over whether an additional special-permit requirement was needed on top of the overlay's mandatory two-thirds-vote master concept plan and development agreement, members settled on a cleaner amendment: 400 units, the age-restriction clause deleted, and a new requirement that all multifamily units comply with Section 650-26 of the zoning ordinance — the city's 12-percent affordable-housing standard — as a condition of site plan approval. Greatland representatives Terry McEachran and Kevin Sheehan confirmed compliance with the affordable requirement and said a negotiated development agreement is preferable to a special permit from a financing standpoint. The Planning Board had already voted 5-0 in favor of the change on May 4. In a second 4-0 action, the committee endorsed releasing an age-restricted affordable-housing deed restriction on 64 Village Drive, Unit 4, the second such release at that subdivision after the state confirmed age-restricted units carry no weight toward the city's 40B affordable count. Both items are targeted for the June 8 City Council agenda; a 90-day statutory clock on the zoning amendment expires July 6.
